West81 - Have you seen the 3 bedroom at 272 West 107th and what do you think> It looks like the price was dropped and curious your views on it at this price level.
lologan: That's not really my current turf, or my building type. Besides, I'm still ticked off that they tore down the Olympia to build the Opus, or Straus Park Condo, or whatever they call it now. I grew up watching movies there for a buck. That's how old I am.
Seriously, the $100K reduction positions #7D to compete more effectively with comps at Ariel East, where the amenities are better and prices have been eroding. The new price seems to be in line with the market.
Judging just from the floorplan, it looks like your biggest negatives would be small bedrooms (the devil you know) and possible light loss as development of the neighborhood progresses (the devil you don't). The master bedroom behind the kitchen can be a plus or a minus; it's a good layout if the grownups like their privacy, less so if the kids are very young. Be sure to arrange your furniture in the floorplan, partly because of the small bedrooms but more importantly because of the irregular great room. It's a big red flag to me that Corcoran rearranged the furniture between pictures to make the flow look good from different angles. (Are those pictures even the same apartment?) Lastly, I assume you have a wary eye on the disappearing tax abatement.
Overall, it looks very nice. If I had $1.7MM to spend in Manhattan Valley, I'd probably look west of Broadway or over on CPW, but only because I'm an unreconstructed pre-war Luddite beyotch. Best of luck in your search!
I think the SF is overstated, and you're not getting a whole lot of space for your $1.7MM.
West81st steet, I forgot about the Olympia. It was beautiful. Really a great theatre. I went to P.S. 165 right around the corner on 109th street.
