It's a tenement.
When they combined the two apartments they didn't do much to the floorplan beyond ripping out one kitchen and knocking one small opening to get from one apartment to the other. If you're a family that needs 3 bedrooms the 15 X 13 living/dining area is far too small. If you only need two bedrooms plus den and can open up the wall between the living area and the bedroom/den it might work but the bedrooms are small. I would suggest buying the common hallway from the coop and making one entrance, but it doesn't do much to improve the floorplan. It just gives you a quicker way from one bedroom to the other in the middle of the night which is important with small kids.

That $1.5 mil is a lot of money for a tenement.

It wasn't personal aimed at you. Just, who's going to pay that sort of money for a tenement?
well, its a great location..what is a "tenement"?
Great location, decently renovated, bad floorplan, tenement. Be careful and figure out who the other tenants are. You don't want to be buying in to one of these at some serious money when other tenants are old rent controlled people. Also, what floor is it? ... presume it is a walkup.

I actually looked at this apartment last week. It is fine. I thought pretty small. Maybe 1000 sq ft max. The rooms are all tiny and there is little closet space. I did hear from someone who knows the owners that it sold immediately though.
maybe thats why they dont mention the size in the ad
