Discussion about
I am a very seriouse buyer, from my studies, I did not see sold price drop from year 2004 to now. what I saw is the asking price is dropping, but not the sold price. The sold price either stay or very slightly increase. I would be wrong. please advice.

Hmmm... To summarize this entire message board... In the vast majority of cases, selling prices have dramatically increased from 2004-present. There is evidence that selling prices are starting to come down, and many people widely expect declines from 0-50%.

Also, those who missed out on buying are bitter and excited about anticipated price drops. Those that have bought are bitter and worried about depreciating investments. Manhattan real estate is simultaneously the best and worst investment.

Don't leave out that the last report had median and mean Manhattan prices down by 6-7%. And thats July/August, so this week hasn't even hit yet...

condo, i'm a little confused about the question. So you don't see anything that has sold for less than it sold for in 2004? Or every sale between 2004 and now was at or above original ask? I'm confused...
