Can anyone comment from experience on selling a property themselves in NYC? Where did you list it, what was your success? Any hints are good. I also have the added problem of currently living overseas. Any constructive advice would be great (ie not an agent trying to persuade me to use them!). The property is a condo so I don't have the board approval problems. Thanks in advance!

Listed on craigslist, the sucky mlx and advertised on nytimes. Made sure to be very explicit with brokers telling them their 3% is protected if they bring in a client. There's no way to sell without doing that.

To the above poster, when you say to brokers that 'their 3% is protected' - you mean you pay them 3% commission if they bring a client and end up going to close?

Yes. Otherwise you won't see any buyers.

Word of mouth also works. Tell the building doorman and all the residents in the building.
