Unfortunately for perfitz, I was looking at that Post pullout section, and they noted that the last corcoran report - 2Q - actually noted a 2% decline in median price for resales 2Q 2008 over 2Q 2007 in Manhattan. And, per the last REBNY report, things went down another 6-7% since. So we might already have a documented 10% decline... through August. So much for perfitz's buy recommendations (and follow up on him thinking he was right for some crazy reason). Thats before the September numbers. Another 10% wouldn't surprise me in a crisis.
perfitz is here merely for entertainment. I think everyone here is smart enoughh not to take any of his advice. Some people even have him on ignore, myself included.
I've found a pattern, people who are quoting declines cite broad averages.
People citing too expensive prices actually show specific examples of specific apartments that increased in the past year, two years, or three years.

I've found a pattern... people making things up to suit the point they're trying to make.
