If the 2300 listed square footage is inflated, I don't think it's by a lot (interested to see if others agree). Even with all the work it needs, $800psf for such a big apartment on East End with river views seems somewhat compelling. Assuming a buyer can knock another $100-$200K off the $1.795MM asking price, is this a pretty good deal even in a falling market? Thanks

$3100 / month for 2300SF is $1.35 psf, which I thought was within the "normal" range.

I'm underwhelmed. It needs a lot of work, what with reshuffling the floorplan & turning a kitchen into a bath, plus the space looks rather prosaic. Go out there to see it, you might love it, but I'm not impressed.

I've seen it. Agreed - space doesn't look like much and needs a lot of work. Love the size and layout more than anything else. Views and location are nice too. My question is - factoring in the work/$$ on renovations, is this a good deal?
