Even more odd, the floorplan on the Halstead page lists the dimensions of the one rectangular room as 34x10. Does the agent not think that people can multiply 34 by 10? Or realize that the result is significantly lower than 600?

It doesn't say anything in her advert page for this listing that it's 600 s.f., unless I'm missing it somewhere....

This is just wrong on so many levels. I love how the 'kitchen' is just a block protruding into the room--what's the deal? Is it just a fridge with no stove or sink?? Wouldn't surprise me. Also, what is up with that horrible tunnel of a bathroom? How are you supposed to take a shower? Standing sideways?

And where do they get off asking $375K for a walk-up shoebox like this?

I ask again, why isn't this considered outright fraud?

The floorplan looks pretty messed up and almost certainly not to scale - if I was interested, I'd ask for a better one.

And I repeat malraux's question: Where in the Halstead listing is the 600SF? I see it on the streeteasy link, but don't know where streeteasy gets that.

could it be the living room is 34x 10 and they excluded the kitchen bathroom foyer and other space specifics but include them in the total sq footage?

Don't hate the broker because he's more sophisticated than you, and has at his disposable both the "United States survey foot" and the "international foot", which are different lengths. You just don't understand.

Ok, the Halstead site doesn't have the square footage - maybe it was pulled? But it does state that this apartment has "2.0" rooms. Where is the 2nd room?

Streeteasy also says "Private Outdoor Space" but there isn't any. Seems like the listing is off.

"This is an intimate building with a lovely common garden.,," I think this is the "Private Outdoor Space".

"""This is an intimate building with a lovely common garden.,,"""

Anytime you see the words "intimate" or "charming" in a listing you know the place is a shoe-box.

The square footage (600)is on the right side, 2 down from the price. The second room is apparently the bathroom. Who knows, perhaps it has a window. Or they are measuring both the floor and the ceiling.

JoanneR - you mean on the Halstead listing (I still don't see it)? Or the streeteasy link?

LMAO! could be where were heading in this market... i remember in hong kong at one point, they started measuring the wall unit A/C as part of the apartment square footage.

This one seems to be about 250 sq.ft shy of the 950 sq.ft. claimed in the listing.

http://www.streeteasy.com/nyc/sale/307242-coop-16-west-16th-street-chelsea-new-york

It's easy to add up the length of the bedroom, kitchen and living room (48 ft.) and multiply by 13.
I generously guestimated the bump out of the foyer/entry at 7x10 and added 70sq.ft.
