Two Northside Piers

I saw some of the sales material for this tower...seems like it is higher quiality than 1 Northside Piers.

I also have to say, hubby and I had the "million dollar" feeling just from sitting outside in that outdoor deck during one of our return visits in the building. Moreover, during our walk through in a south facing higher floor unit, I was standing in front of the glass windows looking out to the east river and the bridges with the window opened max to 4 inches or so? and the breeze that came in through the windows that overcast day was heavenly.

I could also see the outline of the freedom tower to the right as I looked out the windows. Unfortunately, that view of the freedom tower will be obstructed for us once the third NSP tower is built. :( Oh, well, c'est la vie. Just hope the Con Ed property farther south (just beyond the rental buildings next door) will not be purchased by a developer who somehow manages to win the right to build a very tall building there (by building more affordable units and thus, gaining greater air rights). Souther views from many of the south facing NSP 2 apts will be obstructed if a very tall building in the Con Ed site (that has very recently witnessed a lot of activity and complete clearing of the old Con Ed structure with evident clean up of toxins on the property). At least that was what I saw when I peered down at the proximity of the cleared Con Ed site to NSP2 south facing units.

Look for instance at what you get in a prime area in Manhattan, W. 72 St., 1 BR in the $800,000 range with no view and $1100 maintenance and RE tax combined.

Hi, Look at my post at the bottom of the previous page. I compared an apt. (oftentimes a coop) in Manhattan in the mid $500,000 range to a $700,000+ 1 BR or 1.5 BR in NSP2 and with the maintenance, you come out to $3500-3600/ month for the 2 apts (Manhattan and NSP 2) with 20% down and the higher maintenance for the Manhattan apt.

The main difference would be you are actually living in the holy ground of Manhattan (haha, if you really care about that). I care more about the sense of community from Williamsburg and NSP 2 as a whole.

Here is the apt. in Manhattan. Look at the Mortgage Calculator and input a one BR with maintenance and abated tax included at NSP 2 (again with 20% down for both).

We currently live in the building and are interested in purchasing a rooftop cabana. Does anyone on here own one? We want to purchase it to enjoy the view and the outdoor space, but are wondering if it is a good investment. Toll brothers is offering 50,000 off of the listing price of $160,000 for about 300 sq ft.

Pretty much what I was offered when I was considering buying the cabana 1 year ago.
I'm not sure if it's a good investment. I ended not buying because of the strong winds and the lack of bathrooms on the roof. Also you can't install a gas barbeque (not even sure if building allows electric).
But I agree that the view is amazing.

rlr689 I also noticed the pending constructions just south of Rent on Kent. Does anyone have any further info on what's going to be going up there?
