I saw some of the sales material for this tower...seems like it is higher quiality than 1 Northside Piers.

nj buyer: Where did you get the specs on the tub? I'm sure it's correct, but just curious (couldn't find anything on the NSP website). Am not an expert in tubs, but all I can say is that I knocked on it and it sounded hollow. Asked the Toll Bros guy who was conducting my walk through and he said it was fiberglass. Glad to hear at least that it seems to be a quality product.

bigfatphil. You are absolutely correct. Mkay, so the tubs in 1NSP are PORCELAIN. The tubs in 2NSP are fiberglass, very cheap. Sorry, but they suck, no doubt about it. Also extremely disappointing. Definitely not up to the level of this building, all I can say is "huh, what the hell is that?"

Walk-thru was today, overall I would say aside from the bathtub disappointment, the unit was in excellent condition. Sure, there were a few dings, scratches, and splits to the hardwood but Mark was very patient, and I was able to identify everything. I was able to take lots of measurements and pictures which is excellent. I will say that the gunmetal gray cabinets will not wear well, they show swirl patterns already, so a terry cloth to clean and shine them is about as abrasive as you could get away with to clean. I did pay particular attention to the countertops in the kitchen and bathroom and I lucked out as there were no obvious issues and looked beautiful. Once again like my unit in 1NSP, the 2NSP unit doesn't have a thermostat in the bedroom which is really annoying.

I'm sure it'll get back to them, good job by the person who pointed it out to Curbed. Expect it to be fixed soon if TB values their image. A 184 kent renter had a leak issue which after being posted on Curbed was finally resolved:

As far as the tub goes, for me I plan on taking out that tub in the future and making it a stand up shower anyway; I've never been a fan of tubs.

If it is not corrected by the closing date, you could leave some money in escrow. It is cosmetic after all, so probably no reason to delay closing.

Also, a bit ridiculous to condemn the development or new construction in general because of this; the issues one can have with an old building can be far worse and much more costly than an optical defect in the kitchen.

Williamsburg, did you try the hot water on your walk through? I ran it for 20 minutes and it still was lukewarm. They made some excuses about lack of occupants and turning on circulators but I told them that it wouldn't be acceptable when I move in in November. Wondering if anyone else has expeienced this.

polisson -- I don't think the developer should be condemned because there is a cracked counter top, they should be condemned bec they refuse to acknowledge or rectify the blatant defect. It makes you wonder what lies beneath the surface.

bigfatphil/njbuyer I was also an earlier move-in at 1NSP and it was the same situation with the water. There was a progressive transitional period that seemed to occur over several weeks/few months where both the capacity/flow rate and water temperature/intensity of cold/hot water transitions were easier to attenuate and more responsive. The systems are not running at full capacity, I think we can expect that as more residents move in the superintendent will increase the capacity with the vendors for the boiler and pumps; otherwise it's a waste of energy and minor inconvenience to the few of us living in the building. It will be perfect in a short period of time once the building is occupied by more folks.

Regarding window cleaning, window cleaning this was discussed at the annual meeting in detail. It was never part of the 1NSP budget put in place by the sponsor and appears only in the new budget as the offering plan presumed that individuals would be responsible for cleaining their windows (there are services that do it through apt windows). Also the estimate for window cleaning is closer to $40,000 - not $65-70,000.

veritas The information sharing isn't exclusive to issues. For the most part, the majority of us do not intend to be killjoys on this Discussion Board. I'm sure that folks here take exception to the cynical implication in your question that the sponsor/sales office would have any influence on the postings on this thread. Last I checked they were in full swing to sell more units and address the minor issues listed above for new homeowners. Many of us have a great relationship with both the sales office and the sponsor, despite working through some issues in our homes.

There are also posts in this Discussion Board highlighting enthusiasm and excitment of moving into the community of Williamsburg, and the microcommunity of living on the waterfront at Northside Piers. The few miniscule "issues" above that are providing entertainment and fodder for Curbed and others are so relative and temporary - they will be fixed and in the big picture are just not that important.

kiz10014 I have issues of my own, so do not misunderstand that I am somehow preaching from candyland, I simply see no reason to air my unit issues out on this Discussion Board, and particularly for the benefit of others with their own agenda.

Everyone here empathizes with the buyer who is upset with the crack, or natural vein, in his countertop, but some folks are jumping on the bandwagon of this topic for their own reasons and those reasons having nothing to do with helping out the condo buyer with issues with his countertop.

WBurgNYC well said...the most useful threads are those that helped us through the purchase process and to closing; not gripe sessions. I think the comments have slowed down because many of us are closing and getting ready to move in! Yeah! Good luck to all and let me know when the "meet and greet" gets scheduled!

does tower 1 in nsp master condo insurance policy include flood insurance and also "in wall" insurance for damage to contents inside the condo unit? i called penmark management company MULTIPLE times to get a copy of the insurance policy but no response. my bank requires this document to approval the loan...

To all NSP owners: Can you please advise on homeowners insurance for tower1? Is there a company that you can recommend? We were also told to get insurance for the inside of our unit. Is there such a thing?

The condo building insurance for 1NSP includes flood insurance for the building but the building's insurance relates to the common elements of the building and issues pertaining to the common elements. With respect to each unit owner's individual apartment and their belongings, homeowners insurance (amount to get and scope of coverage) is each unit owner's responsibility. i am sure the same is the case for Tower 2. Its laid out in the offering plan in the bylaws as to what unit owners are responsible for vs. common elements. We have homeowners insurance through Chubb I believe for our apt. Many mortgage providers require proof of homeowners insurance too.

We did alot of research on insurance. Your closing notice will tell you how to get a copy of the condo insurance. A unit is covered wall to wall by that as well as anything the builder puts in. If TBI is your mortgage co there is no insurance needed to close....having said that we opted to get an inexpensive policy covering $50k of dwelling and $25k of contents and $500k liability. It is from Met and is $379 a year.

Just did our walk through, and like others, there wasn't anything major. You also have another chance to have them fix anything other than appliances at the 4th month or 1 year anniversary, whichever comes first. So walls, floors, windows, as long as they are not scratches.

3T is attempting to rent as a vacation home, but it isn't listed on Streeteasy. 3T is not a sponsor unit. It was on the list of the first 15% of bonafide purchasers needed to make the offering plan effective. I got this from a curbed article that I'm too lazy to find. It bothers me that there are so many rentals so early.

I'm not too concerned with a couple of rental listings... 1 NSP, 1BBP, Oro, etc... it happens in huge condo buildings. My comparable 1BR monthly carry is over $300 below what the 7J studio is looking for and I'm on a higher floor (80% LTV). 3T is just a ridiculous price and anyone who actually agrees to that is definitely not a local. As long as your monthly carry is below what comparable rents are asking, you really shouldn't worry. QE2 on Wednesday! I could be locking in with TBI soon; unfortunately not even a conventional mortgage and good credit is not enough to get a mortgage from other lenders. Was anyone able to secure a 30 year not from TBI?

nspbuyer This is highly irregular, and I am not convinced even legitimate. Thank you for this information, I have passed on to Penmark who manages the building. All "renters" have to be approved by all 3-parties: owner, rental management, and condo board.

re_guru, you should be concerned if many people are planing on permanently renting out their apartments instead of living in them because it will negatively impact the resale value of your apartment. If 2 NSP does not hit 51% owner occupied as a 1st or 2nd home, any potential buyers of resales will find it difficult to secure good rates on conventional financing and I think TBI will not finance resales (I am going to check on this with TBI). 2 NSP is not 51% sold to owner occupants and that is why it is hard to get good rates from other lenders unless you promise to move your entire brokerage account over to them. What do you think it will do to the value of our apartments if buyers can't get financing at good rates?

nj_buyer, I checked the offering plan and all leases have to be for a 1 year period.

Did 3T reveal to their sponsor or the lender that they were going to immediately try to rent out their unit?

They definitely can't rent it for less than 30 days, there are no short term rentals allowed in NYC basically anymore from what I've heard. They view it as a hospitality stay, I wouldn't worry too much. Also once closings start rolling into sight we'll be able to see how many of these units are renting. But if I closed and was an investor, I would list it immediately too... wouldn't you?

FF2010 I viewed some storage lockers yesterday and sales office indicated at 40% and with current units in negotiations should be at 45% by end November - good news to me. Sorry, can't tell you anything with respect to JUMBOs.

In 1NSP we had to purchase additional space from Toll in order to "expand" the bike storage area due to huge demand. Expect the same situation in 2NSP. The bike storage is part of our common charges, but it is first-come-first-serve. You guys won't have a problem as early movers, folks in 2011, well they may wish to purchase a storage unit :)

Regarding bike storage... I was told that the first-come-first-served basis of 1NSP was a bit of a nightmare and that 2NSP will do an annual lottery for bike storage space. Then again, I guess this is all up to the condo board in the end.

Spoke to Adam Gottlieb yesterday who said that they will not be collecting common charges for November and December. This is a separate issue from paying the 2 months CCs as a working capital contribution.

We've got our walkthrough scheduled for 19th November. Very excited about it! A couple of housekeeping questions for the folks already in:

- Did anyone bring their attorney with them for the walkthrough?

- I know theres both Time Warner / Verizon in the building. We have no experience with Verizon, though I hear good things. Anyone gone with this option (and was it easy enough to get installed)?

Can't wait to meet our neighbors! There seems to be a real community just within these forums. Long may it continue!

We did not bring our attorney. TB has a comprehensive checklist and process for the walk thru. We are going with FIOS which I hear is easy to set up. Good luck!

Hi all,

I bought on one of the upper floors and was wondering if anyone else has not heard anything from Toll Brothers about walk-throughs/closing dates. Sales originally told us late summer/early fall, which I knew wasn't realistic but now it's looking like it might be as far away as January.

To njbuyer, I recommend Gregory @ 347-334-2482. He's done a bunch of work for me and my neighbors in my old building and is fairly priced and reliable.

streeteasy doesn't show it but there are a couple of recent closings on ACRIS... 12F went for $534,581.... I'm so jealous of people living on the 12th floor since that had by far the best prices for the south facing units, though they've probably been in contract a long time. 14H was $846,767. The deed for 12C has been up since April and that was 588,538.

NSPTower2- We did our walkthrough and had our broker with us just so that we could show her any major issues, but we did all of the inspection. We looked at everything, inch by inch, floor to ceiling. Mark is an extremely patient man. Very nice guy as well.

Our Walkthrough- For the most part the unit looked good, though we had some minor and some pretty major issues that need to be addressed. Overall, like everyone here said, there were scratches everywhere, especially the tubs and floors, paint on moldings, lights and fixtures that they said they will fix and clean up. We are working on getting all these issues resolved and we hope that it won't became an upsetting process...
Our bathtub marble is not a whole piece... has anyone noticed that with theirs?
Bathtubs- Disappointing to say the least. I know there is a link to the tubs... but I really don't see how these tubs are $3,000, they are fiberglass and feel very thin! Does anyone know if they have changed the quality of these tubs?

we finally were able to close on friday, and we moved in today. the final walk-thru went well, there are still a few issues that will get fixed but nothing major. we got our mortgage from sterling national, and it was not as easy. they were extremely dilligent, clearly wanted more documents than what TBI would of requested from them, and hired an external appraiser to appraise the place (she came in at least twice), but at the end after a bit of a stress in the last few days everything worked out, and we were able to move in as planned. today we had flatrate deliver our furniture from their storage, and had verizon come in and connect everything, luckily this time everything worked as smoothly as it could (knock on wood). we love our new place, and being able to settle in and organize your furniture feels great (but we still have a lot of unpacking to do). The super, Ronny, is a nice guy and helped out w/ a few things that were missing. very happy w/ the purchase so far, hopefully we will feel the same way for a very long time. looking forward to meeting w/ everyone.

uu82 Congrats. I closed on Friday as well. Thanks to an excellent friend who greeted movers at 1NSP, the move-out was completed by the time closing was finished. Closing was about 45 minutes, not exaggerating, but for everything I went through to get the mortgage with banks being so cautious, that was a small consolation prize. I was able to supervise move-in to 2NSP on Friday. Rest of my weekend has been spent arranging things in 2NSP, but also prepping 1NSP for the future tenant. Amazing how much dust hides everywhere in just two years. A reminder that we live on an extremely active construction site, rather "zone" so dust is probably going to be a factor of life for several more years.

Ronny has been extremely helpful, I discovered on Friday night when it cooled down that only 1 of the 3 heating units was actually functioning. Ronny was able to get a plumber out yesterday. I believe that 2 of 3 are now working, but 2 of them need a new chassis, whatever that is. Refrigerator does not make ice. Very mysterious how the tray was full of ice during my 2nd walk-thru, but empty and empty since when I moved in. Shower stall needed an adjustment since the hot-to-cold knob had not been calibrated and would only provide cold water.

Finally, they must be trimming back on more than just modular home quality bathtubs, because my new home didn't have a Toll Brother's housewarming gift, nor did it have a touch-up kit. Both were provided to buyers in 1NSP. But, despite the oversight, my new home is beautiful, I've met several new neighbors who have been extremely gracious and friendly, and hosted a bunch of friends and although a little early to fully assess, my initial feeling is this place is great and I'm happy to live here.

uu82, Hmm, odd about Ronny handing out the housewarming gifts. My last purchase from TB had the gift in the home waiting for me and included a premium champagne and a pair of Tiffany champagne flutes. No, I haven't heard any alarms of any kind going off, I'm on the 6th floor, it's pretty quiet, the floor appears to be at least 40% occupied as evidenced by the red stickers near the lock.

I've been living in NSP2 for a week now.
As regards the gifts, it is exactly as Williamsburg NYC said... a bottle of champagne and 2 Tiffanie's champagne glasses as well as some touch up paint.
The smoke detection system is pretty sensitive so I've been guilty of firing them on a few occasions. Am still figuring out how best to deal with any foods that require frying/ roasting etc.
As regards defects, there are quite a few as mentioned.. some are small and minor. I should have checked the bath tub a bit more closely but there are a few chips here and there. One of the most glaring issues I did not observe at the time of my walkthrough was a big chip on the top corner of the kitchen glass tiling right under the cabinets and adjacent to the fridge. I am hoping I can get this addressed through warranty.
Other than that the apartment is very nice, carpets were laid a few days back so there is less dust seeping in.
Hot water is a bit on and off. Sometimes there is very warm water within a few minutes; sometimes it stays lukewarm for a much longer time. I guess this should get better as more people move in.
It's definitely a very nice apartment otherwise. But I would definitely recommend going over the place with a fine tooth comb.

Moved in yesterday. No housewarming gift yet....can hear smoke alarms chirping on 3, but I assumed those were units not yet sold since TB told us they don't change the batteries till closing. Interesting little things bathroom cabinet all of a sudden won't close...the latch is faulty..and the refrigerator handle came off at the bottom as we went to open it about 2 hours after moving in. Worse thing NO HOT WATER for the shower today......but all in all a beautiful building and space.

for the hot water i'd strongly recommend that you turn on the sink at the bottom to fully hot and keep that running for 15 minutes, that seems to work pretty well for us. this morning i turned it on around 5.40am, and it was warm around 5.42 and hot by 5.45...

I didn't want to ruin the element of surprise for anyone but the gift that we got from Ronny were exactly the same as what WilliamsburgNYC described in his posting.

On the fire-alarms, it might be an issue related to the third floor, i just don't understand why they are so concerned about changing batteries, it shouldn't cost more than $5 an apartment, and it is definitely coming from only one detector.

To anyone looking to get cable I had Fios installed today and it's looking great. Internet is also up and running as you can see. Only real problem I have in my unit is there is absolutely no AT&T cell service at all.

GusGus, bedford2010. AT&T hasn't improved one lick in two years living at NSPs. The iPhone still says my position is on the FDR Drive/14 St in Manhattan, indicating to me that's the closest AT&T tower providing signal. That being said, in the G-line, I am able to having conversations near the windows, but if I try walking around and talking the call drops. I hate to do it, but I may have no choice but to activate a landline.

I asked at the desk, and there is a housewarming gift at the concierge, it's very nice including a set of Tiffany champagne flutes and a bottle of champagne.

I didn't have my walkthrough with my broker or my lawyer, which I partially regret, since I also didn't receive a housewarming gift upon move-in, and I honestly think it's only because I didn't have them with me.

That said, I have to chip in here and say the counters are nice and resilient; I was nailing in a picture of my daughter and dropped the hammer (so clumsy! maybe that's also why I didn't get a housewarming gift?) and it landed without a scrape on the counter. Just sayin'.

I, too, was having AT&T reception issues and was despairing, but my daughter recommended a workaround for using my iPhone and did a jailbreak and I'm now using T-Mobile with it. Facetime works great so far!

On the reception issues, maybe you guys should try switching your phones to wifi, assuming you have a wireless router and broadband. It's not ideal, I know, but it should be a decent work around for now.

Anyone know how many units are sold now?

Just had my second walk through today and I have to say I'm really disappointed in the fact that they didn't address items I specifically pointed out last time. In addition to that I notice they no longer care to use the protective shoe glove to walk into the unit. There were scratches all over the floor that were not there before. My response that I got was, it happens? I'm suppose to close tomorrow at this rate I'm not sure if I want to go ahead. What are your thoughts on this and have any of you that have closed experience this and what was the go about you guys decided to take.

For those who have closed, are you guys paying the maintenance yet? I have heard that the sponsor pays the maintenance until 50% of units are sold. Does anyone know if that is correct?

Thanks for all of your info--it's been really helpful to me. I'm about to go into contract at nsp2 -- I have a few questions and it seems like all of you are so knowledgable!
1. Is the tax abatement in effect 100% (they said yes but I want to confirm)?
2. I heard that NSP maintenance went up about 90$/month in a year -- any ideas about how that will work at NSP2?
3. Anyone go through TBI for lending? Were their rates competetive?
4. Anyone know anything about storage units that they'll be offering yet.
5. Is there a bike storage room?

Hi everyone - my walk through is coming up soon...anything in particular to look for that's not on the punch card? I've seen a lot of posts regarding the floors, tub, water, and the counter tops - those are pretty major things which I'll be watching for - but anyone have any other things to look out for that could easily be overlooked? Maybe some of you that have already closed that are just seeing things for the first time?

2. Not sure about NSP1 maintenance going up but at one point the sales team claimed it had gone down.
3. I did use TBI and their rates are quite good and easy to work with. Most banks may not yet be ready for non-FHA loans if the building is not 50% in contract
4. There are storage units though I haven't checked to see if they are ready yet
5. Bike storage is not ready yet and I guess there will be a mad rush among us to salvage one... :)

Regarding maintenance the sponsor can either choose to start charging common charges or pay the carrying cost to operate the common elements. Once it starts to charge common charges it has to pay on any unsold apartments. So they try to time it in a way that saves them the most money. Toll choose to start charging early on in Tower 1. Common charges in Tower 1 went down around 12% from the original offering plan at one point and later there was a 2 month freeze (presumably to help Toll save additional common charge fees) and there was a recent increase. Its still lower than the original offering plan amounts though.
