I thought I'd start a thread listing some favorite price chops. This is my personal favorite. I've been watching it ever since it came on at 2.25mil, which was a ridiculous pipe dream. 20 W 77 is strange. They tried a 'best and final' last year if I recall correctly. Now the price seems rather reasonable (in terms of current mkt today... 3/2/10) for location and size. Plenty of UWS classic 7's have traded hands in the $2.1 - 2.4mm range in the past three months. Perhaps the north facing 4th floor is the drawback here. Either way, I'm a bit surprised it has gotten this far.

This is an interesting one w81. The initial ask was over 2x what #10D sold for (admittedly in an estate sale) two years earlier, so it was never selling anywhere near that level. Somewhat amazing that it took the owner six months to come up with a price that at least passed the red face test. I also wonder what possessed the seller to list in mid-May (twice). Just in time to miss the "spring selling season" and hit the summer slowdown, no?

Given the real estate malpractice in evidence here (initial listing price, sluggish adjustment of said price, serial Memorial Day listings), perhaps the most amazing thing of all is that the broker actually held on to the listing throughout.

317 West 77th Street: After an odyssey that lasted more than five years and apparently included the rejection of at least one much higher bid (see Azil's post on page 3 above), this 6,768 ft² townhouse wound up where Vandenberg priced it 2004, 41.5% below the 2008 relisting.

955 Lexington Avenue #11B: Pre-war classic six with shocking maintenance of $4386/month. Returning to market in February with a higher price - after a second failed contract - may have reflected a misreading of an improved market that still punishes condition problems and high monthlies.

Price per share for a classic six in this building peaked in 2007, when #9C (210 shares) sold for $1.75MM, or $8333/share. #11B (230 shares) now asks $5213/share. #9C had been hyper-renovated into a trophy Edwardian five, but no coop wants to explain a 37.4% drop.

"...plagued by terrible timing" You're in quite a charitable mood this morning, w81. Plagued by terrible pricing strategy is more like it. Anything that sells for less than 50% of a post-Lehman initial ask was per se mispriced to begin with. If there is terrible timing here, it is in waiting until last summer to get quasi-serious about price.

Ar - that 3C sale is pretty stunning. In fact, this building overall is about the bext example of developer capitulation I've seen yet - and this is not selling out the tags ends of inventory, they're only 20% closed!

A couple of other comments: 3C was double listed as 3CX, with an ask of $1,795,000, so the chop to the closing price wasn't as extreme as $2.4 to $1.3 suggests. But still...

I thought that the initial listing prices (in most cases since superseded by much lower asks) here were interested, as they decline by floor rather than increase, per below. Is this characteristic of a walk-up? Is this in fact a walk-up?

sls, this development is three buildings, these two apartments were both listed as 80 leonard, but there's one on worth and another whose adddress i don't recall. 3cx may be one of the others. hard to tell, they're not making it easy. i don't know if it's a walk up, but i wouldn't think so. they look like converted commercial lofts, which would have implied freight elevators i'd think.

I looked at the offering plan. There is no 3CX, or any other apartment with the X appendage on the unit number. It's pretty clear from the building's SE page that they took down the initial asks on a bunch of units and replaced them with the X listings. Basically a variation on what someone, perhaps you, once called "doing the hyphen thing" to mask listing history.

By itself, #6E is a notable example of overvaluation and market-chasing. It's even more striking when viewed as a continuation of the cuts that started one floor down. #5E (same apartment, more opulent renovation) hit the market in November 2007 asking $4.1MM, then cut to $3.5MM and went off the market in spring 2008, just after #6E was listed. #5E is not visible on Streeteasy.

FGC: I am not and will never be in the market for a unit with $5000+ maintenance, but I'm perplexed. How can maintenance be so high? Does ever unit have its own doorman?

something is wrong here. apartment is way too cheap. assume that the maintenance should be $3,000. the extra $2,300 a month is equivalent to another 500K in purchase price assuming financing at 5%.

303 E 57th is the Excelsior, a land-lease co-op. IIRC the ground rent went up recently.

Same deal with 190 E 72nd. New rent kicking in, and an ad for an apartment with $5,000-something maintenance says it's going up to $7,000-something in September.

Falco. The question is what would you invest in to get a pretty comfortable $6k month return? I've got a stock that gyrated around 4% to 8% yield. So $1mm would Get me $6k plus $4k monthlies. So $1mm down and $4k monthlies. Seems 'ok' to me, but now what if govt bonds return 5% and by default my stock yields 12% Then id be only willing to pay $750k.

My last assumption is $10k/month to rent 3 bdrm.

I've seen the apartment. Great space and outward-facing exposure. Unfortunately, the low floor negates the value of the corner position, which would be great higher up. The newish kitchen is very much an expression of the owners' taste, and the other rooms need a fair amount of work.

there are no comps for the following sale. it's a chopper, and a bit of a lowball, but i really wanted to list it because it's a one bedroom in a doorman, elevator building with a separate kitchen, that is in decent shape, that sold for less than $400k. no board approval and "flexible financing" julia, are you reading?

West81st - But isn't that still a really scary high price for a "wreck" apartment, which, while it might have great detail is, IMHO, a bad layout - go through the dining room to get to the living room, and only 1.5 baths? It's a price chopper, but still.....

313 West 75th: Twenty-foot-wide Clarence True townhouse with owner's duplex debuted at $5.25MM in 2007, dropped to $3.95MM and closed for $3.6MM, 31.4% below the original ask. Cap rate still probably wouldn't attract an investor, but the math seems OK if you live in the duplex and don't mind being a landlord.

Rent roll of $146,000 with almost 180-200,000 going out each month to pay the mortgage? (Let's say the $50k tax is a wash with the cost of renting the duplex.) I am not sure you really come out ahead on this one. On top of that you will have regular maintenance expenses.

thanks guys, this is a really interesting thread... I think the biggest problem is people are trying to maximize profits and not willing to cut prices or take hits so they give the listings to brokers who tell them what they want to hear and inflate the price... once they have the exclusive they start pushing the seller to be more reasonable and start lowering his price and get a deal for much lower...

It isn't either helping or hurting in the East 40s, since the construction is only from about 99th St to 63rd Street. We're decades away from later phases of the SAS below 63rd Street.

2016 is the (probably optimistic) date to have the 96th through 63rd Street stations open and start service on that part of the line. See the red section of the line in the map toward to lower left of this page: http://www.mta.info/capconstr/sas/
When construction started in 2007, the plan was to have phase 1 done by 2013. Three years later, I believe the completion date has slipped three years to the end of 2016. If they're saying 2016 now, I'd bet on a later date in reality.
I don't think that there is even a concept of when later phases might start.

Got ya, is it just me or would it have made more sense to start the project at 14th st working both north and south and providing some transportation earliest to areas that have none first (canal to 60th)?

250 W 94th, ph 4A. 23% below original ask.

Looks like they missed the spring selling season by pricing themselves out of the market. Then, as they summer waned, were compelled to hit a bid down 10.3% from their last asking price. Truth be told, given the pricing strategy (or lack thereof) its looks like they were fortunate to eclipse the $1,000/sq ft. that has become the benchmark in that building.

Yep, got that email update last nite, this bounce in nyc re is already come and gone. It's gonna be a cold harsh winter for sellers and even colder for the lemmings who bought this summer.
