I thought I'd start a thread listing some favorite price chops. This is my personal favorite. I've been watching it ever since it came on at 2.25mil, which was a ridiculous pipe dream. how does that work by the way? I mean both things - how do you get involuntarily committed? An how do you choose to be voluntarily committed - what do you tell them or do you just have to pay enough?
On the involuntary side, can your husband just do it, or is a court order needed or something?
Slow summer... been a little bored. I am a RE junky and quite frankly, this site is pretty educational as well as entertaining. I'd have to admit that this site would be very boring w/out you. I have laughed out loud at some of the stuff you post. My wife thinks I am getting addicted to this site.

Oh come on Falco - you know AR is back already under different names. And fairly soon, when she deals with her wounded pride, she'll be back, grayed out, but back, under her own handle.
I've sort of looked at it as the graying out of the "Gang of Four" of SE.(which is nowhere near as drastic as the fates of the Chinese Gang of Four).
You know, in the past few years, we haven't seen much of the Falun Gong.

I see that pretty much all of the recent postings by Brooks2 are in Sutton Place, Beekman, and Yorkville. That explains a lot - not exactly the most desirable neighborhoods in Manhattan.

Re. 255 West 84th - While that's a notable sale - at least for other apartments in the Alameda - 11 weeks from listing to contract seems fine. The initial ask was defensible, based on several recent comps in the "E" line. Ms. Davis may have underestimated the condition discount needed to sell #11E, or maybe it just took a while for the sellers to come to grips with a 30%+ discount off renovated comps. In any case, the listing found its clearing price and sold pretty quickly. So I don't see much to criticize in the broker's performance.
Re. 221 West 82nd - That was one for the history books, and was discussed extensively at the time. On the other hand, if you had to go back to 2009 to find a notable chopper in prime UWS, you might inadvertantly be making the other side's argument for them.

Regarding the last two renderings: If these two places could sell with 4000K maint and another just an ugly unit, then there must be some hope. I am really surprised anyone bought either of these.

The point is they were Waayy over priced listings-- as usual most RE are not able to properly advise their clients on listing Price.

As it relates to 74 St. - an almost identical apartment (higher floor, sponsor unit) is listed at $540,000. Maintenance is $1218 plus a monthly assessment of $250.83 - all for a non doorman building. Any guess on where this will end up being "chopped"?
site unseen, hard to spec, but with that maint and non doorman I'd def say under $400k.. but waut it might depend on how close iit is to Fairway or Citarella.. Hah!
$400000 would be a 35% drop - that's not chopped, it is minced!
Here's a 40% drop on the UES, which I still think is overpriced even after the recent price cut. It has an odd layout (since it's a combo) with no dining room in a building with few similar apts. of that size/caliber.

I am not sure why anyone would find this transaction to be a waste of the client's time... It all seems rather smooth to me, with steady price adjustments, and the pricing seems more than fair for that bldg. In fact, I find it impressive that a somewhat midiocre cookie-cutter like this unit with wall-to-wall carpeting, no less, sold in a year at this price point...in this climate.
Besides, the pricing isn't entirely up to the "salesperson."
I have to agree somewhat with Clintonbuyer. The seller of 2A did great if it sold for anywhere near 2.4 mil. This classic 6 on a higher floor sold for 2.5 mil http://streeteasy.com/nyc/sale/536315-coop-785-fifth-avenue-lenox-hill-new-york. Now 7E does need renovation but still the sellers of 2E should be quite pleased.
they offered it for 3.75mm . that is ridiculous and a waste of time. how much did the buyer loose in carry all those months. if they price it right in the fist place they would have saved money!
but I guess Clintonbuyer still thinks things are going up 20-30%

Walterh - real shame to have that view from your bedroom only but have the living space face a brick wall. And what's with all the tile?
Right, way too much tile. I notice that the add says "terrace" and I don't see that in the floorplan. I also see that after 243 days on the market, there are only 10 users who saved this listing. I say, redo the add, drop the price lower and start over.
A picture of the "Gates"? Really? That is soooo JDate circa 2005.
What am I missing here? Feature it on SE and you will be able to sell it for $400k more. does it cost that much to advertise on SE?

"The Gates" made me feel like an extra on a monotone set in historical China.
Only thing worse was when NYC decided to copy Chicago with painted cows.It would have been bad enough if we painted apples, but EXACTLY what Chicago did and did first.....pathetic.
After 433 days on the market, and cutting the price by 24%-- wtf raise it 7% to see if anyones paying attention...

I suppose this doesn't require a reply, but I thought I'd just state that brooks2 must be developmentally delayed. I stated, and provided evidence (w/ addresses/unit numbers), that the units I have been trying to purchase have gone up by 20 to 30%. I have never stated that NYC RE was up by 20 to 30%--EVER.
But s/he is going around, like a psychologically disturbed person, misquoting me and ignoring the evidence I have provied. But, then, brooks2 appears to "live" on this board and the only pleasure s/he gets out of life, ostensibly, is to find RE bargains--so I suppose I shouldn't take that away from him/her.
Keep up the great work, brooks2!!!

I know. I really wish people would accept that areas like Sutton, Beekman, far west in the 30's, etc. will see this kind of paradigm.
I'm waiting for lots of posts about desirably located, well layed out apartments in good quality (NON LAND LEASE PLEASE!) buildings with nice light/views in good condition with reasonable maintenance/taxes/common charges - those are the big time price choppers I'd like to see more of.
Where are all those?
