I thought I'd start a thread listing some favorite price chops. This is my personal favorite. I've been watching it ever since it came on at 2.25mil, which was a ridiculous pipe dream. ANd I would like to add to the above post - specifically units between $750,000 and $ 3,000,000 please.
No chops of townhouses on UES that started at $49,000,000 and eventually sold for 'only' $32,000,000.
Just Scroll back and look. I have not posted any with land leases and most of the apartments I posted had great views and light!
only 20% down from original list px, but who knows the closing-- and come on-- setting a realistic px could not have been hard in this one.

Brooks - AGAIN - NOT so far east west you're in the river (440 East). NOT Sutton.
And the last one is misleading. It was priced $1,200,00 in late 2008 and removed five months later with no price chops!! It was off the market for almost two full years after that.
The actual comp is on the market for $980,000 beginning of February this year, and in contract by August - so on market 180 days, reduced 10% or 11%. Hardly epic for these times.
You want to show me a major upper east side price chop? Let's go 64th to 82nd, between Fifth and Lexington.
A spacious well layed out apartment in good quality no land lease building with nice light/views in good condition with reasonable maintenance/taxes/common charges between $750,000 and $3,000,000 in that area.
Hit me. Nothing in the river, nothing on First or Second Avenue.
My only point is that from what I have seen, most apartments are massively over priced. Brokers will BS a seller that they can get price x for an apartment when the market is 20-30% below x. In the above example, if the RE broker was a little more skilled at pricing the apartment, the seller may have got a better price and sold it sooner. RE has been going down since 07' and it is a buyer's market. You will do your customers a favor by pricing to the market. that's all.
this a perfect example.. this apartment is priced $1.2mm more that the apartment immediately below it, 9a that was just sold.

They feel over priced maybe because I'm a buyer.
I shop the manhattan sweet spot. 2-3 bedrooms on the UES, big foot print, dining ROOM, larger kitchen. This is the fish, they are out there but what I like is priced over my head. Closes over my head also. . Always a peek to the UWS and Sutton for the potential outlier...all others comments from me are just white noise.
I hear you. You want to see the good ones pounded into submission.
Reality Check: The really good ones go for big dinero. Not all square feet are created equal.
In this town you only get what you pay for.

How low will it go? I saw this one over a year ago. Good apartment, high floor lots of light renovated. over 1700 square feet - why is it not selling? what do you think that it will sell for?
Brooks, I have the same data on #7C that you do.
why all are coops?
233 East 70th is not selling because the maintenance is almost $4,000/month....
re: 25 Sutton Place South - prices are definitely hurt by the 45% down requirement, further hurt by the pretty high maintenance levels. Add to that that 7C was a estate sale, and you get what was a very low price (and a good deal for someone willing to take it on).
Of course the sellers of the PHOPN in that building are simply delusional.
Maintenance levels are very low at 25 Sutton pl south $1389 for a 2 bed/2 bath with river views are unheard of! what are you talking about? MAke all the excuses you want but sooner or later you will have to face the facts. RE in NYC is GOING DOWN!
btw isn't a high payment good and an argument why RE will not get hurt a s bad in NYC. I have heard that point blasted all over this board as a defense for RE prices to hold!

Re: 865 UN Plaza - sellers there have delusions of grandeur due to proximity to Trump, This is a not particularly nice pre-war building, sort of a musty feel. Overpriced to start with and now facing reality. They couldn't sell this POS in 2007 at the height of the market.

Any guesses where this is going to close? Much volatility here. The ask dropped from $4.9mm all the way to $3.6mm. The recent price of $4,250,000 is 18% from that last offer in 2009. And it was only on the market for 30 days so maybe they get their price. Does this mean things are getting better?
As an aside, I just revisted my archived email and sure enough our offer of $4.3mm in May of 2008 was "too low to start a negotiation." Maybe not. ;)

Agreed! You can buy a whole brownstone a few blocks up for the same money. Plus $14K/annual maintenance on this 2bd vs $3K property taxes on an entire brownstone is a no brainer! This apt should be priced half that!

Just as I predicted 3 yrs ago. Solid 2003/04 pricing and $500psf. On an real dollar basis where private schools cost $25k today and $20k in 2004, someone just signed up for cat food retirement. Ummmmmm. Liver w/anchovies!
Hey, Brooks2 and associates, have you seen anything in Midtown South to the Chelsdea-Midtown West-Columbis Circle-Clinton areas--preferebly newer constructions?
You seem to catch a lot of price choppers but many of them seem to be in Midtown East and Harlem...and it almost makes me think the pricing trend you allude to may be more localized than Manhattanwide. So, I'd be interested to see if there may be some in the areas above.
Besides, I'm in the market to buy and my broker never catches these price choppers! Thanks.
take your time and look for a good buyers broker. no rush prices are still falling.. it will be a long time before prices start appreciating.
Can you explain your point of view? It's unique and I'm sure my fellow readers don't want to miss the nuances that led you to your conclusion.

bfgross: I haven't seen #9E. It's hard to get my head around $3MM+ for anything in the center section of that building, or to get past the thought that #9E is just a studio and two 1BRs with some walls knocked out. I think calling it an eight is a major stretch. At best, I think it's a 7.5, because the dining area has no window. Also, a lot would depend on how much of the southern exposure is blocked by 315 CPW.

Regarding the Yacht, I'm not sure what I find more interesting-the fact that the maintenance is so high or the fact that they pulled a so very 2005 move and listed it for 50% more than they paid for it less than two years earlier.

its a duplexed combo with the new staircase taking up a ridiculous (or hilarious, depending on your viewpoint) amount of space. i believe earlier owner took three apartments and juggled rooms around leaving this mess behind.
I, for one love the Yacht, known around my house as the Costa Concordia. I would agree that the style is a bit harsh but the completness of it's execution speaks to a level of commitment that can not be ignored. If I was picking apartments for W67 this would be my pick. think of those crazy monthlies as docking fees. If the cc was under 3K/month I'd go see the place.

The question in my mind about the Yacht is not what port of call it is at now in terms of docking fee, but where it is headed. It is up almost $750/month since it was listed in June, 2008. While that is not a huge increase percentage wise as that is a bit over 10% over 2.5 years (at a time where gas and crew expenses for boats all over the harbor have gone up quite a bit), it is a large absolute number. I think that the race is on as to whether the Yacht reaches the port of a new captain before the docking fee is over $7,000/month.
would like input as to the buildings and sales on Riverside -- Aldyn, Avery, Rushmore, Trump --any input as to vales and prices....also comments about the Element building? Appreciate feedback!

apt23 - Re. the maintenance at 270 WEA: monthlies are rather high throughout the building, especially for high floors and combinations. Combining three high-floor apartments is a recipe for eye-popping maintenance.
Chopped over 35% and I'd ay at least another 20% to go

apt23, actually, the color is the least of the problem there! Of the three floors, two are belowground, and they are carpeted and the wall papers seem to be made of felt-like thick fabrics. Basement-level apartments encased in fabrics don't particularly sound healthy to me.
Almost 2 years on the market. When you don't price it right, it won't sell. Even if Inventories are low. It will get chopped with the market!
More to chop on this, still offered at a high $680psf.
