I thought I'd start a thread listing some favorite price chops. This is my personal favorite. I've been watching it ever since it came on at 2.25mil, which was a ridiculous pipe dream. That MBR configuration is a feng shue disaster and the 'internal' study doesn't help either.

Exactly, inonada. Brokers tout apts, but hardly anything sells cuz it's all so over priced
From a frothy 2007 ask of $4.9 to a 2011 close of $2.8, sellers must be pissed or grateful or a combo of both. Initial pricing was off by only 42%.
Well, it would have gone for close to $3.5M in 2007 had it been priced right I'd imagine.
In Samantha's defense, she did get it sold in a reasonable timeframe once she had the listing. They do seem to be the more successful ones on the show, which I imagine stems from an aversion to taking every single overpriced listing that crosses their path.

We saw 9D at 190 East 72nd a few months ago. Apartment needed work, but the layout and location were great, and we liked the building. We were very seriously considering putting in an offer, and probably would've offered around where it sold for. As I recall, the broker at the time told us the seller might have some room, but not a ton. So much for that theory (at 16-17% off last ask, this would also qualify for the successful lowballs thread).
For $1.5MM, it's actually not a bad deal for the amount of space you get for that location, even factoring in the very high maintenance.
The bigger problem is that the land-lease has a revaluation in 2035, which means the maintenance could go to who knows what. That's what scared us away from making an offer - we have and would consider a landlease, but a revaluation in 2035 is just too soon, too much risk of killing resale value.

How did the first broker count seven rooms? I see four. There might be five, based on the extra window in the alternate floor plan. But seven???
Great layout on 225 CPW! It looks priced reasonably now considering the location. I would definitely consider the 3 bedroom conversion suggested if i was the buyer.
But wait--how did they magically come up with a new window in the 3-bedroom plan?

Ino: From a purchase price of $1.7mm in 1998 to an ask of $10mm in 2007 is a good example for the text books on the Great Bubble.
AR: After the listing history on this park ave apt, would you suggest changing brokers after 400 days? Perhaps after 600? Even after 800 days? Perhaps it was the beautiful view of bricks that made the realtor suggest the opening price.

55 Central Park West #5G: South-facing estate classic five, misleadingly marketed as a six because the corner dining room was divided. "G" is a rear apartment; on the fifth floor, reasonable light comes in over the roof of the adjacent Lutheran church, but there's no view to speak of.

#4G, which offered a renovated kitchen and a less deceptive listing, did slightly better at the end of a similar odyssey, closing for $1.75MM in December. #6G, which was in comparable condition to #4G, brought $1.7MM in 2009.
530 East 86th Street #2A: Rear-facing Yorkville six in a classy Astor pre-war. Closed 36.2% below 2007 ask. Needed some work, and showed poorly because it looked like a dog pound (complete with cages in the kitchen), but a very cute apartment for the price. A rare whiff for GHK.

Yeah, West, I noticed that too. What on earth happened there?
We've discussed the 300's A line so many times here--it SHOULD be great but just isn't. Serious lack of closets, undesirable bedroom layout. Even if one were to reconstruct the wall partition between the two BRs, you still have that pesky problem of zero closet space in the MBR (the current 'closet' is nothing more than a shallow cupboard because the bathroom juts into the space) and there's not much usable wall space to do anything about it.
Views are incredible but other than that there's not much THERE there.
Still, though, I do wonder why 11A has had such a hard time. I was surprised to see 9A sell first--it, IMO, was less desirable, at least appearance-wise, though they had installed thru-wall AC which was a plus.

I am wondering how rsm321 is so knowledageable. I was told buyers backed out of deal for 11A. Is that a personal tragedy?
spyridonsophie, you have it backwards.
The personal tragedy led to the cancellation of the contract. The cancellation wasn't the tragedy.
Either the contract's terms allowed for the event (e.g., death of a party) or the sellers considered the circumstances and kindly cancelled it.
I think 150 East 61st Street #16B now qualifies (below). It may also qualify for the "neighbor competition" thread, with 11HJ. Very different floorplans, granted. But given how few buyers there are for landlease buildings as it is, having two family sized apartments on the market in the same building, and both price-chopping, can't be helping either one of them.

sophie, re 300rsd, figure the broker knows. I'd take a stab at it myself.
Bramstar, re 300RSD11A you say "there's not much there". I understand the issues (I think). So how much would an oblivious buyer put on this "not much there apt". I'm not being facetious. At what price-point might it attract attention? curious minds and all that. sheesh I'm getting .01 in my money market.

GG--I was being a bit facetious myself when I said there's not much 'there' there re: 11a. The apartment's shortcomings (lack of sufficient closet space being the primary issue) could easily be overlooked for the amazing views.
It also depends on how large a family a buyer has--if two or more kids the size and layout could be a challenge, especially considering that there's no closet to speak of in the MBR. However, with some tweaking by a talented architect or designer the closet issue could likely be addressed.
The apartment should command a premium for its incredible views (over similar units without views). I think the current price is very close to the mark, especially considering the apartment is in very good shape, though it's possible potential buyers are turned off by the kitchen reno, which is highly individual and not to everyone's taste. A full kitchen redo would be expensive and would need to be factored into the price.
As for your question as to what price point would attract attention--I think this listing has unfortunately become stale after months on the market and multiple price chops. That said, I do think the price is now finally within the correct range.

don't know, w. they started marketing this building four years ago. could have been that someone offered to pick up most of the remaining units for a song and the bank said ok, get rid of them already. after their 2008 sales, which without looking at them in too much depth seem to be units that were in contract when the shit hit the but the buyers still went forward, sales results were pretty, pretty dismal.
here you go. i pity any prior purchasers who might need to sell any time soon.

spyridonsophie, it's a straightforward situation.
The contract between the seller and the first buyer fell through. Either (A) the contract's terms allowed for a cancellation under the change in circumstances which befell the buyer, or (B) the seller cut the buyer some slack. If (B) then yes, the seller was kind. We don't know what those circumstances were, and rsm321 wisely isn't telling us.
Now, a month later, not "all of a sudden", the seller is in contract with another buyer. No big deal; it happens all the time.

The big problem for this place may have been those huge protrusions from the ceilings. It's on the floor below the building's setback, so plumbing risers, etc., transfer horizontally within the apartment.

This has been on the market for almost two years and the price has been cut 40%. I have to admit that the layout isn't for everyone and that the attic space is odd, but with three bedrooms, you'd think someone would buy it. I think that the buyers' hesitation stems from a high downpayment, high maintenance, and likely renovations based on pictures (or lack thereof). This apt. seems to be the ugly duckling of the building. How much further will it drop? Anyone have any color on this apt?

IMO, one big prob w/ 270 West End Avenue #12E are the wood ceilings: WTH? it's weird looking. High maintenance doesn't help.
New pictures, emphasizing how much bigger the DR and kitchen are than the LR. The acoustics must be interesting, with the piano down at the foot of the stairs.
The floorplan still doesn't have the wall between LR and DR colored in.
omg: the more I look at this place, the sadder & funnier it is. It makes me sea sick. WTH & why did someone do this to what was probly a beautiful pre-war? IMO, it's a white elephant & needs a total gut.
One word: Ghastly.

falco - other apartments in that building have sold, even with very high maintenance. Seems as if it's the weird layout of this one (the "attic"?) that works against it.
Here's the problem. Who with a million in cash for the downpayment plus $65K a year to throw on maintenance would actually want to live there? The maintenance is about the same as the Gershwin apt below. Clearly, this apt got the short end of the stick when it came to share allocation. The maintenance is just shy of $3 a sq ft for ho-hum space. Throw in a little change per sq ft, you can just rent something similar at that price.
nada, I get claustrophobic just looking at that 362 B'way rental. Blech.
falco--agreed. The layout is schizo and that 'loft' thing in the MBR is atrocious. Funny how the listing tries to spin that as a good thing. Meanwhile, who wants to have to duck to get into bed? I also suspect the wannabe-haute decorating scheme isn't helping matters. The nutty collection of sapphire blue, pink, and rust walls are trying to be Architectural Digest but fail miserably. The apartment would likely show much better with a clean coat of a light neutral paint.
Inonada--I totally agree. If the maintenance were lower, then the apt. might have a better chance of selling, but no one who could meet those financial requirements would want an apartment like that. It's priced itself out of the market.
Bramstar/Falco-- I disagree on the layout--I think that it's workable, but you're correct that the decor is terrible and distracts from the apt. I’m going out on a limb here, but I actually think that the agent does the apartment a disservice by including the attic area. Buyers focus so much on the odd characteristics of the apt. that they don't see all the good things about the apt. That said, the maintenance is a dealbreaker for me.

The overuse of the exclamation points was a hint that Brooks2 was trying way too hard and that the poster's style wasn't quite genuine, and of course the frequent posting by this new poster was another clue that Brooks2 wasn't "new", not to mention participation particularly on the comps thread. But the AR call is an interesting one and may turn out to be correct.
