Anyone have any knowledge of the building 403 EAST 62ND Street

Discussion about Le Domaine at 403 East 62nd Street in Lenox Hill
Hi there I was wondering if any of you knowledgable people have any opinions/info on this building and there apartments for sale in it eg3B. They call it a 'boutique condo' because there are only four apartments per floor (19 floors). Because there are only 55 apartments in the entire building, the CCs and taxes are higher than average. I have visited the apartments once but as I am not a native New Yorker I wondered if there are any major flaws with this building/apartment? Any info/opinion would be much appreciated. regards BWC

The major problem is the traffic on that block. The upper level of the 59th bridge feeds to 62nd street which feeds to the FDR drive and traffic there is pretty bad monday-friday.

I use to live there. The super is nice and the building is well run. Only problem is that it's really far from the subway and there is a lot of traffic. The walk from the subway to the apt involves crossing the bridge exit which has a lot of traffic. And the cc/taxes are high. When I put my apartment on the market to sell, it took a long time for me to find a buyer even though I was priced below market. I wouldn't want to live there again to be honest.

Hi all,
I was hoping Big Apple would get back to me to give me some details of this block. I am really interested in buying a one bed in building but as moment, like everyone else, I don't know when this 30-50% price reduction will occur. I want a place that I can keep on rent for about 10 years I guess but if I move to NY for a few years then I would like to live in it as I like the area. If anybody else has any other info about this building or and advise in general I would greatly appreciate it.

Oh sorry for not getting back to you on this. I never really liked living there. There was always so much traffic because the street served as one of the entry ways to the Queensboro bridge. The Manhattan Mini Storage facility across the street didn't make it for a homey environment either. The high cc and constant assessment didn't make it any better. And not only was the walk to the subway long, you had to cross the busy street which served as an exit for bridge traffic. I hope that helps!

I really like the building location. Its really close to all the midtown offices and yet it's in a residential area, with plenty of restaurants and shops around. Also has a jogging path nearby on the east river. Noise is there like everywhere in Manhattan, I wouldn't say it's specifically bad. So if you work in the area and don't want to take subways or looking to buy a rental property with easy access to anything in Manhattan, I think the building is a great, definitely great value for the money.
I have lived in this building for 8 years and I absolutely love it. Sure, it's not THAT convenient to the subway, but everything else is absolutely wonderful. They are in the process of completing the Second Ave Subway, which will increase property value. And having a private balcony is so nice! The building is well run and the doormen treat you like royalty since it's such a small boutique building. I will be sad to move away when the time finally comes.
Can anyone comment on the noise within the building? Are the walls thick? Any issues with cigarette smoke infiltrating apartments? Thanks!
