small new development in chelsea

anyone have any thoughts on this new development on 24th st/7th ave.. carriage house 24?

hi, it's quite nice, i went for a walk thru, and if i recall correctly, each unit comes with a parking space. that being said, that block is not the prettiest, and the light/views from the units are limited. and depending on which unit you are looking at, there are also lot line windows. but the finishes are quite nice, and layouts flow quite well. i especially love the bathrooms.

area is central, but the specific lot is pretty bad. you face the entry of a parking garage. views are terrible in all directions including the penthouse.

the building the apartments are quite nice - layouts, bathrooms and kitchens are nice.

there are 8 parkings ( which was interesting for me - and looks quite technological ) but i believe they are going to be costly.

from what i can see not 1 in contract - you have any more info.

thanks jess and lupus... i've done a walk through and sort of like the one of the layouts.. just trying to find out if there was anything else i was missing. thanks again.

another overpriced condo.
over $1100 psf with $1400/month in RE tax and CC.

i agree. its definitely expensive.. front 1 bdrm's are more like 1350 psf. time to sit back and wait.

i would definitely sit back and wait as well... if you like the area you should check out the Merc. Low carrying costs relative to other condos in the area...

my view on the conversions is to wait or find something better, they should consider these a sizeable discount to other developments because of the monthly costs and, in this case, the location. it is not like supply is limited in chelsea.

Great layout although quite expensive per sq/ft, monthly costs. Does anyone know the pricing on the parking spaces?

I actually asked what the discount would be if we were not interested in a parking space, I was told that it would be around $200k...

there are 8 total spaces. each penthouse comes with one. the others are for purchase.

went to the openhouse yesterday. popped in around 3pm and we caught them at a point where everyone (by chance) walked in at the same time. units seem pretty spacious. not great light. not great block. what do you want to know in particular? they're obviously discounting on pricing. though they didn't say so explicitly, i've now had 2 different sell-side brokers (one from williambeaver) explicitly tell me that 20-25% off list is amenable.

I recently noticed that their adds were pulled off NY Times and Citi Habitats websites, as well as off this website. Additionally, they are not staffing their on site sales office.
Trying to figure out whats going on.

I stopped in at CitiHabitats and they told me that while the units are still up for sale, they are not being marketed currently. The developer is seeking additional financing, is working on completing the units prior to marketing them, blah blah blah... Meanwhile they are working at a snail's pace on the project; hardly anyone ever there.

Sounds like the sponsor is having financial problems. Anyone have any information on this?? Can you say auction??
