If you are thinking about renting out your apt than don't buy a coop. They are usually very very restrictive in allowing owners to rent their place. Even if they tell you they have a lax policy that can change on the flip of a dime.

1818 - renting policy is 2 years out of 5.
The paperwork for the application is the usual standard one.
