One block from the apartment I am selling. ;-) Search on FSBO if you are interested but I guess you are only looking at condos. Every time I look at condos I get price shock, but to each his own.

By the way, that stretch of Park Ave South has a great French bistro, Les Halles, that I think will hold up well when compared to the planned Miami steakhouse (what is that anyway?) that is going to open up on the ground floor of the Hotel Gansevoort. We shall see...

So, how much will it cost to buy into the twenty9th building, say for a 625 sq foot apartment? Is that twenty9th building a 421 abated building? I assume it is. Just curious.

The area does not stink. There are lots of great restaurants, Blue Smoke - for barbeque, Pamplona for Spanish food, Les Halles and Park Bistro for French food, Dos Caminos for Mexican, and lots of inexpensive Indian restaurants and a very popular Indian-Chinese fusion place called Chinese Mirch.

We have a great Indian spice store, Kalustyan's (http://www.kalustyans.com/) close by and are walking distance to Whole Foods on 14th Street as well as the Union Square Green Market.

We're on the #6 train and are an easy walk to Grand Central, Penn Station or Port Authority.

All neighborhoods in the city have something unique to offer. So do we.

As for the building, Twenty9thPark Madison was built by a Spanish developer along with a Miami developer.

Check it out, the apartments could be very nice. Maybe I will cross the street to take a look. My wife, who cooks every night, hates open kitchens. Open kitchens are nice for people who can't cook and can only order take-out. These apartment designers seem to forget that cooking is a messy business that does not fit well with a formal room like a living room. Maybe open kitchens work well in large homes in California but they're a nightmare in small New York apartments.

I walk from 31 to union square in about 15 min. Go all the time. The neighborhood is great and so convenient to everything. Much better imho than Union Square which is way too busy to live in. As PAS says each neighborhood has it's pros and cons

Ok, here is the trick. You walk DOWN to Whole Foods and you take the subway back UP with all of your groceries! We do it every weekend. The Green Market is terrific for fresh fruits and vegetables. Whole Foods completes the picture. Since my building is on top of the subway stop, it is actually very easy to get your groceries home. We also have a little folding cart that you carry like a briefcase.

It actually would have solved the need for alternative energy sources, thereby ending runaway inflation, geo-political tension stemming from overeliance on middle eastern oil, and also remedied environmental pressures associated with the greenhouse effect. But whatever, i'm sure StreetEasy knows best ...

Ah well, we'll just have to muddle along without your formula.

So, hey, did we all scare you away from the hood? It is probably for the best, because, at night, those creatures from the Will Smith film: "I Am Legend", come out and attack pedestrians.

I saw them shoot part of this scene, which I believe takes place directly in front of Grand Central Station, on that overpass.

So, kudos to the person who can point out two films that featured 28th street and Park Avenue South in their plots. Both films are classic New York films.

Hey Charley,
Yes, I think it was on a weekend. I remember seeing the cab get lifted into the air. I don't think they closed down all of Park, just the section in front of the ramp at Grand Central.

The puzzling thing at the time was all of the cars coated in mud, lined up on either side of Park Avenue. They used paint rollers and paint trays of "mud" to dirty up all the cars. They also had lot of trays of sod to use in their shots.

I remember walking down Fifth Avenue one day and seeing a shredded US flag hanging outside of the Yankees store.I thought the flag was shredded because the Yankees had lost a game but it was because they were shooting a movie, I guess the same film. ;-) I have some pictures of that..

Holy SH!T, Pas, you must have an IQ of 190! Let me see if i get this straight: You WALK down, when your hands are empty, but on the way back, when you have packages, you take the SUBWAY? BRILLIANT! I never would have worked that out on my own...

Why the vitriol? I was responding to this:

by saying that I do not carry the bags 14 blocks. I even posted a link for a cool shopping cart so it is easier to get the stuff on the subway or wheel it home.

Of course, Whole Foods will also deliver but they probably won't deliver your produce from the Green Market.
I have never tried that so I don't know.

Hey, that building at 29th and Park has concierge service. Maybe they will send someone out to do all of your
shopping for you. I like to do things for myself.

Because your point was so mind-numbingly obvious. Take the subway if you have heavy packages. You really need to run for congress or something, with your gift for telling people the obvious while making it seem as if you're the first person who thought of it.

Better yet, you should be required to wear red boxer shorts on your head, so people can see you coming. Do it, fool!

Let's see, you started this thread and have added nothing of value to it. I have posted links to the building you were interested in, some articles about the developer, and some information about the neighborhood. You have never responded to my question about whether you were only looking at condos. You have not given us any more details about your requirements. You seem upset about the fact that StreetEasy dropped your post and ate Rufus's mean comment.

I was actually trying to help you in your search. If you had been nice to me, I might have toured the building at 29th street to give you my thoughts on it. I see you posted another question about the Petersfield, a building on 4th Avenue. Well, I have been in that building and I know someone who used to live there. You can be sure that I will not be giving you any information about that building.

You call me names because of an innocent comment I made about how to get your groceries home from Whole Foods. Sure, my comment was obvious but it was also spoken tongue in cheek, sorry you missed that. Try to develop a sense of humor instead of getting so angry about trivial things.

I think I'm going to help Charley carry his groceries home. He seems like a decent guy. Julia is right, everybody on the board seems to be in attack mode.

Ok Admiral, peace has been restored to the StreetEasy board. ;-) Unfortunately, tone of voice is difficult to gather in some of the posts so I guess I missed it too.

There used to be a poster in my management company's office that showed all of the parties to a real estate transaction sitting in a canoe. You know, buyer's attorney, seller's attorney, bank's attorney, agents, etc etc. In the first frame, the boat is calm and everybody is holding a paddle. In the next frame, the coxswain screams "CLOSE!!!!" and everybody starts bashing each other over the head with their paddles. Sometimes, StreetEasy reminds me of that poster, except that the boat is never calm.

Hello Admiral,
Well, it has been quite a few years since I have been in contact with the guy but I will try to find him, perhaps through FaceBook. He got married and moved out to Brooklyn. I am not sure if he rented or owned the studio he was living in at the Petersfield. I remember that his apartment had a huge bed in the middle of the apartment, one of those New York things that sticks in my memory. I also remember that the building was nice and clean.

As for the Green Market, I think it offers better local produce than Whole Foods, when the stuff is in season. Unfortunately, we are coming to the end of the season. I think we bought our last tomato for the year last Saturday. I think the lettuce is fresher with more varieties than Whole Foods. There is a guy who sells duck, chicken, etc that I think is better than Whole Foods. Actually, we can't find duck in Whole Foods at Union Square. The fruit at the Green Market is usually good, this year was a good year for peaches and plums but it varies. If we move, we will certainly miss the Green Market a lot.

Do they sell the ducks with the head on them, like in Chinatown? I could never figure that one out. Is there some secret duck-head recipe I don't know about??

No, they sell duck breasts for maigret de canard (grilled duck breast). Search the web for simple or complex ways of preparing this dish. Basically, you cut some lines in the fat of the breast and start by roasting it skin side down in a pan to brown it. Then flip it. When done, the meat should still be red in the middle, you don't want to cook it all the way through. Aim for a medium rare. It is delicious..

I don't know what to do with duck heads and don't know of any recipes. The heads make useful hooks when hanging up whole ducks. ;-)

Ah well, I guess you could cook it more if you like. I don't remember the last time I had Peking duck, maybe because it is so expensive. Got any recommendations for a good place in Chinatown that makes excellent Peking Duck?

But a pretty sh*tty management office, from what I hear. Someone I know lives there and complains constantly about the exclusively Albanian staff, the non-responsive buuilding management, etc.

Not that that is unusual.

Admiral--what else do you know about this building? Have most of the units closed? How are the finishes? BTW, what is the Albanian connection? Didn't even realize any Albanians have been let out of Albania within the last 50 years . . .

We looked at this. I agree about the comment about the two elevators. Maybe that's because we looked during late construction phases, elevators had the protection on them and they were also being used for freight, but it did seem like little for a relatively big building, except that plenty of units we know are for foreign buyers who will never use the apartments. Anyway, Albanian staff, that's a new complaint.

Any updates on this building in terms of problems with mice or cockroaches? What about noise levels? Are the walls very thin? Is there a freight elevator to help with move-in?
