Are you inquiring because Weinreb is the Managing Agent or because Weinreb is the current or original sponsor? Can't speak to the first, but can speak to the second. If Weinreb is the sponsor, do your homework very carefully and then think twice. If the price of the unit you're considering is priced significantly below market, there's a reason, whether or not you can figure out what it is. I agree that Weinreb is not stupid -- so I repeat -- there is a reason why the units are priced below market and still not moving.
Units would not move for several reasons:
1 - tenants can't afford to buy, even at the insider price
2 - tenants aren't the buying type. They've never been, why be so now
3 - simple volume of apartments vs. demand; in context of the current market
4 - owners don't want to live with a continued supply of apartments in their building by a competing seller when it is the time for the owner to sell
5 - owners don't want to live with renters, no surprise
weinreb is the management company. i have an opportunity to rent in one of their bldgs. The price is great but i never heard of them.
Weinreb owns The Sabrina on West 97th/98th.
have lived in two of his buildings. own a lot on the west side. he's fine.

Convicted: Any idea whether the condo plan there has been declared effective? It seems almost inconceivable that they haven't sold 15% by now.

I would not trust anything you hear from Weinreb Management.These are not HONEST people..and when you call their office they treat you like garbage and dont return phone calls. Last, but certainly not least, Rachel Realty brokers (they do brokerage for weinreb) are dishonest as well.
