I have been accused of jumping the gun, so let me just say that prices in the G line of 299 West 12th Street appear to be on the wane.

12G has just been reduced to 1.595. Keep in mind that this is a real view apartment, and so in this line the relevant comps are 9 and 11; 4 and 6 are really not comparable apartments, but I include them anyway.

08/03/2007 #9G $1,850,000
05/30/2006 #11G $1,440,000
10/11/2005 #6G $1,325,000
By the way, I used to live in this building, and this apartment is still grossly overpriced.

it's hard to say--this is one of the most coveted buildings in the city and prices in recent years have been through the roof. I think 900k would bring it in line with rents in the building, but I think the rentals are overpriced...

it's hard to say--this is one of the most coveted buildings in the city and prices in recent years have been through the roof. I think 900k would bring it in line with rents in the building, but I think the rentals are overpriced...
