If I purchase sponsor unit for direct relatives, shall I have sponsor rights to the apt. and will be able to sell or rent it in the future without board approval? Thank you
I'm no lawyer... but, when you buy a sponsor unit, it loses the "sponsor unit" status. You are just like the rest of the owners in the co-op. The good thing is, the sponsor loses some of his/her control.
Not necessarily true, Broad. You can indeed negotiate sponsor rights when purchasing the apartment, with the caveat being that you cannot occupy the unit yourself. If you do ever decide to occupy, you would lose the sponsor rights.
That said, I'm not certain whether this would work in the scenario you are describing -- it's possible family occupying the apartment (such as when parents purchase for a kid) may nullify any sponsor rights negotiated by the buyer. You'd need to consult with an attorney on this one.
