not too surprised. it's a crappy building in a subpar location.
$4K per month on 11th floor. On 13th floor, it is $1.14MM plus $760 in charges. So the net cost per month to rent is $3240 or $39K per year and so then that buy to rent ratio is 29x, not including any broker fee to rent and not including all of the costs of buying new development. 29x is pretty big, better to rent!
This building is a condo. All condos have rentals. And if Rufus thinks this building is below par, it must be something special.
actually, since the apartment has an abatement, by living in there as a renter, you are taking the benefit from the owner for the first one or two years ... owner is getting closer to the point at which the taxes go back to normal. This is not a bargain for the owner.
rufus, obviously we know you don't like any NYC location, but why is this a crappy building?
ClintonB, i never said i don't like ANY NYC location. i have said numerous times that i think fifth, park, and central park west are nice.
The bldg. is in a great location.
I'm not sure it is a great location, ever walked around there on a weekend? I think it is kind of depressing.

julia, you're delusional if you think it's in a great location. but then again, a lot of NYC people don't know what a great location looks like. try visiting gold coast, river north, streeterville, lincoln park, or lakeview in Chicago, and you'll realize what a great neighborhood really looks like.

your arguments were better when you were citing 5th, Park and CPW as good locations
5th, park, and CPW are nice, although i still think the buildings there are pretty dull and not as nice as the best of what Chicago has. virtually every co-op on fifth and park look the same; you can't really distinguish between them.
in Chicago, almost every co-op and highrise buildings look different, thereby making the city much more attractive than NYC.
