Corporate Condos

Was wondering if anyone has a take on how many condos are owned by corporations for employee use, and at what point in a serious recession the decision to put these on the market might be made. Thinking this might be another source of serious inventory without an emotional component to the sales price. Any thoughts?

Way before the current crisis, many corporations had switched from corporation-owned condos (which had become too cost ineffective to acquire and maintain) to residential hotels to accommodate their employees who are not permanently based in NYC. In other cases, corporations rent a bunch of units in rental buildings to house their employees.

So, while there may be some impact, I am not really sure about corporation-owned condos having THAT much impact on the current ever-growing inventory. Still, it would make sense that some companies who still operate the old-fashioned way may have put their units on the market as a cost-cutting measure, causing an increase in the # of condos for sale.
