Here we go again. They expect to make $125k in a year where Q4 stats are going to show a -15% to -20% decline. I don't get it. 145 is not even close to prime. What is that between Lex and Park?

The broker is a downtown and new development broker and hasn't a clue about resale pricing, especially on the Upper East Side. Is it the broker or a greedy owner? Doesn't anyone have a reality check on the market here?

What are complaining about? I mean they did drop the price a whole, whopping $30,000. Clearly they are motivated ;)
