When is 55 Wall Street coming back to earth?

Average price of $1,485 sq/ft. Can a insider tell me how much these closed for in 2006?

i have no idea why 55 wall street is so expensive, given how lousy the location is. The prices are horribly inflated.

They do have a doorman to move the piles of garbage on their corner to the back of the building, but I don't think that's enough.

You can get the data for free looking at spreadsheets provided by the New York City government at: http://www.nyc.gov/html/dof/html/property/property_val_sales.shtml

Some of the older sales data doesn't contain the apartment number so you have to cross-reference the block and lot number using ACRIS at the following site: http://www.nyc.gov/html/dof/html/jump/acris.shtml

Streeteasy automated this data so you don't have to jump through all those hoops. I have an automated spreadsheet which does the same. Here are the results:

Because jsmith9005, if you ask nicely, someone will provide it for you. Plus, I'm not seriously looking yet. This is more of a porn addiction than anything else. Lots of staring, but no touching. When I feel like prices are reasonable, I will look in earnest and become a insider.

I see apartment 715 is listed at a loss as we speak.

Closed 9/18/06 @ $770,085

Listed @ $745,126

For those of us that work on wall street, this might be a great time (in the next 12-24 months) to buy a property downtown if the street shrinks like I think it is going to.

#610 just cut their price $200k to $1.2 Million

They closed 11/7/06 for $1,182,286.

On the market for 135 days so far.

I'm guessing that a lot of properties are going to be short sales. How else will this property when the market tells them it's not worth $1,275 per ft?

apt 546: sold on 05/04/09 for $647,000 or $727/sq ft
apt 715: sold on 07/10/09 for $450,000 or $629/sq ft

45 active sales with average asking $1,303 sq ft

What is going on?

Rentals: studios asking $3,500-$3,700/month?
It does not seem very realistic.
May be that they want to give the impression that you can really find a tenant for that kind of money?
I don't know, in my opinion it's a singularity in terms of pricing (asking vs feasible market price)

The rents are real Saul. Keep in mind most of the rentals at 55 Wall St are furnished and can be rented short term which usually increases the price.

Looking at apts here. Any owners/tenants have thoughts? Are you happy or unhappy with the building? Any problems? The CC seem pretty high. Is the building worth it?

I'd say if you're the type of person who is going to use the amenities and find them practical on a day-to-day basis, then yes it's worth it. If the amenity package is not for you, then there are many other buildings in the area that have considerably lower monthlies. Recent sale prices now are comparable to most other Wall St bldgs, so it really comes down to how much do you see yourself taking advantage of what's included.

So if the building does well & the sponsor sells out, then the CC could come down. If the building does poorly, then then the CC could go even higher or the services may deteriorate? The CC here are so high that the re-sale market will be tough.
