Does anyone who is following the Harlem market know what's going on with this new development? The Streeteasy info shows that the sponsor has marked several formerly listed units "unavailable," but there's no record of any current listings, signed contracts or recorded sales.

Not sure what's going on at the St. Claire but the pricing was a bit high to begin with....pretty little area though.

Just spoke with the broker. They are absolutely still selling these units. She told me the offering plan just got declared effective. Closings should begin in the next few weeks. It might be a matter that the data hasn't been updated. if you're interested, give me a call at: 917-648-1192. Would love to work with you. ALSO, there have been some price reductions. This building is ready to foreclose, the units have been taken off the market.The building might turn into rentals.

These discussions are quite aged. I know of 2 people who are now 'in contract' (and all listings indicate 4-5 others are 'in contract' as well. Meanwhile there are open houses each week for every apartment in the building ----- yet one cannot see the "Penthouses" as they are 'in contract' (.....hello, so are several others in contract - however, they are STILL available to be seen during these open houses)

There is no virtual doorman, no security, no cold storage, and no massage room - as advertised.

The building is lovely, as are the apartments.....there are several problems, still......unit 1-A is a 'triplex' which actually comprises all of 1-A, 2-A, 3-A and 4-A - with the ground floor looking to be some sort of office space or lobby. The B line meets with the A line on floors 2, 3, and 4. While there are supposedly no A line apts on floors 2-4, there are clearly doors to each floor of this triplex on floors 2-4.....which are NOT supposed to be exit/access doors for this 'triplex' apt. Very weird.

None of the apartments which are in conract have closed, to date - though sales agent insists they have/will and people are 'moving in' and/or scheduled to close etc.

.....and now the sales agent (same as former one really just different name) is advertising first 6 months common charges FREE if contract signed by June 30.

does anyone have any current, documented, facts on this building?

I believe there was a closing last Friday or the one before.

no sales listed on ACRIS - true, it takes a few days to be recorded - but last friday was one week ago and the friday before was 2 weeks ago...perhaps and 'out-of-towner' who purchased from afar? There are no residents in the building to date.

princess: it takes more than a few days to post in ACRIS; it can take weeks or more sometimes. And I did confirm at least one closing. A New York couple--not out of towners. I believe other units are in contract and have or will soon close. What is your interest in the building?

Love the building - went to contract at 2056 5th in May of 2010 along w/one other person. There were 4 units left at that time - if both of us had purchased, two units would have been left. Unfortunately, sponsor was not allowed to sign (or i guess fortunately for us) due to tremendous damages caused by leaking - the condo board- which had JUST formed their association - had filed a complaint w/atty general.......so the sponsor was bumped (foreclosed on????) the plaster was, literally, falling from the ceiling in PH (I saw it) .

I've been keeping updated on 2056 - which is now owned by a bank - and have been told that bank cannot find Title, deed, etc. from it's long list of lenders. Hence, four empty units still -condo association having to pay the common charges incurred by these four empty slots, etc......

.....have been looking in Harlem for over 1-3/4 years now ( very rigorous w/my 'due diligence' ) - had my eye on the St. Claire probably right after it was built - and before I was looking as I spent time in Harlem walking the neighborhoods and going to Moriah Bapist Church on Sundays (now for sale) - also worked as a vol for the children's storefront right around the corner.

Why hasn't Streeteasy posted an apt. SOLD or UNAVAILABLE if an apt. has closed. Which one? How did you confirm this?

hmmmmm. no response. no occupants. MNS (MNC? TREGNY - whatever) advertising 6 months free common charges for first 6 months for contracts signed before June 30.

Then again, the apts. can go rental and sponsor can always hold back a few to do same. Big mistake up here (I work in Harlem still) No upcoming 'open houses' for remaining units. Then again, sponsor serves to gain by doing so re capital gains taxation...........hmmmmmm

Mt. Moriah has been sold, there's a really great property on the auction block in the neighborhood.........

any news? WHERE ARE THE 'SOLD' or 'UNAVAILABLE' postings? not on Streeteasy, not on Zillow, not on TREGNY/MNS, not on ACRIS...

move ins have begun - 4 units are occupied, 4 more are in contract and 4 are available. There is a virtual doorman, sauna, exercise room, storage for each unit. Roof deck has great views and adjacent part room is a plus. Solid concrete construction building.

I visited 2yrs ago - very nice location and a seemingly solid building with good amenities.

I know people in one apt who are very happy with their recent purchase. Will see it for myself shortly. Does seem a little pricey per sq/ft, but then again, you always pay for new construction.
