Okay my bet is it gets a chop of $500K in two months :) "We don't need no water.... let the M------- burn, burn baby burn." Poetic, no?

Sorry, why not a $2mm chop. No park view. 2200 sq ft + ~ 500 sq ft terrace. At the most $1500 a sq ft including the terrace - brings it to $4mm.

I actually like the apt. Why can't realtors check their work in their listings? There should be a rule, if you use word power tapes to come up with a description of the apt, you should have to spell those words correctly. 800psf for the apt, throw in 300k for the terraces, call it just north of $2mm. MINE!

BigApple... I'm the one trying to sell that apartment... :)

BA...if you follow me then you'd know I stopped doing RE deals in 2003-2004... couldn't justify it. wife is a specialty physician (Recession/Depression proof). Been sitting on cash and waiting for my 3bdrm in NYC at $500psf... it gonna happen as surely as Ben Stein will be wrong again (liked him better on the Wonder Years, he wants another bubble (read the NYT today) - I would suggest to him another tulip one, it'll be great in the spring)).

BigApple... I hope to Allah.. you are being sarcastic, if not if you can't add anything witty, funny and/or insightly please save some electrons and don't post, especially when it's a put down... get to know me a little with a banter back/forth... then we can be frienemies for life :)

Or if You wanta BRING IT.... BRING IT! :)

Well, your original post was fine until you had to include a rather mean and inappropriate quote. Not sure where all the anger is coming from. If you indeed were trying to get a rational discussion and analysis regarding the asking price, that's fine. But the last quote made it sound rather personal. And to be honest, who cares what price this person is asking for his apt? Maybe the seller doesn't really want to sell but if s/he gets an unreasonably high offer, s/he'll do it. We never know what a seller's motives are. And you and I may not think it's worth the asking price but if you don't think there is one born everyday, then you are mistaken. And maybe the seller is hoping to catch that one willing buyer. Who knows and quite frankly, who cares?

But you can't fault the seller for trying to fetch what s/he seems to think is the highest price they can get.

Fantastic apartment - great detail, proportions, and layout! Too bad it's on the UWS and not GV...
