Looking for a condo studio

In search of a condo studio priced between $350k-$500k in the downtown. Preferably priced below $870 a square ft. to provide additional cushion for additional declines. Any ideas? Hard to find studio condos in that price range for some reason. I'd imagine more inventory will arise in the next few months?

the only place you will find that downtown is probably financial dist. or seedy part of the east willage/les... why specifically a condo?

Check out 20 Pine - Sponsors started discounting apts 25% from StreetEasy prices a month ago. You can get a decent place at high $600s psf.

Want the rental option as a backstop with condo. And personal preference against dealing with boards.

I really prefer selling condos too. Boards are soooooo annoying in most condos

56 Pine Street seems to be dropping - 3A is 709 psf - it's going for 519 and they bought it 515 so you might not get it under your 500k though, unless owners are wall streeters not working.

also 20 West - they upped the price for the open house 798sqf but sure you get get it down to 700 - only problem when I looked at them when they were being built - the high floor was very noisy from the wind.

How come there aren't any condo studios except for financial district? Because of the abundance of supply from the new developments in that area? While I might get more bang for the buck down there, its not exactly a bargain if it is an abandoned area. There are no catalysts for that area, back to where was before the boom.

There are condo studios in other areas NYC. However, they are not in the price range you specified.
