How much do you think a studio would go for in this building? North view with out building obstruction?

I would feel comfortable paying $580,000 for an alcove studio.

Judging from the comps I thought it would be lower then that. Then again studios are hard to come by.

jifjif-that's not stevejhx, it's an imposter. Yes, early last year a studio sold for $539k, should be quite a bit less but I only look at two/three bedrooms so I don't know what's happening with smaller units.

Does anyone know if this condop allows subletting and how liberal it is?
Also, if you buy from the sponsor, does the proprietary lease give you the rights of "Owner of unsold shares" or "Original owner"? Or you just become one shareholder like the others?
Thanks
