In fact, property prices are rising in Manhattan as we speak. Only yesterday I saw a studio listed for $12 million, that today they want $15 million for.

Because they have to recover the loss on the Hamptons spread - that's what they "need to get" out of their studio.

Miami took 2 years to get to this point.

We just started... so figure at least 18 months.
