i think that this is evident of the NYC from now on.

Loser wall street laid off types like NYC10022/EddieWilson no longer have a way to make a living. In order to afford their highly priced rental units they must resort to crime to get money to pay some other guy to live in the his apartment and pay his mortgage.

It is a vicious cycle that will only get worse as these singled skilled one trick pony finance types living in high priced rentals will find that there are no longer any careers for them besides robbery and gay prostitution.

NYC is paying the price for not gentrifying like Chicago.

alanhart, i know you're a moron, but let me clarify this for you. There's a big difference between muggings in a ghetto in south side Chicago and muggings happening in one of NYC's best neighborhoods.

No Cracker Boy -- you need to accept that all those nice white northside neighborhoods have skyrocketing crime of every sort, including murder. Not the southside, but Gold Coast, Lincoln Park, etc. It's about triple the national average in those neighborhoods, and you've been presented with those statistics numerous times.

The only person who has clearly lost money here is pertfitz. He picked the absolute worst times to invest in RE.

Only possible upside is that he was lying in the first place.

I wouldn't be surprised if he lives in his mom's basement in brighton beach.

BTW, I'm not a wall street type. And not a laid off type either.

But, hey, if you need to self sooth and lash out because you bet completely wrong and lost your $10....

compare to the Upper East... Chicago violent crime in Gold Coast Chicago is 3x higher than Upper East.

If you noticed, I made specific market calls that made anyone listening major money... including me.

So, I'm making money while your imaginary fortune tanks. And, more importantly, I'm not leveraged into an asset class that just lost 20% in a couple of months... and is still going.

If you mean that opporutnity. I passed and it sold for $650K in March.

Perfitz told folks to buy Manhattan RE in January, as it would only go up....
To think, anyone that listened to his "brilliance" would have been absolutely screwed.

Yes, there are exceptions in every market, but, guess what, there are a WHOLE lot more exceptions now, and will be more so.

January was not the right time to buy.

A bargain about to become a bigger bargain is no bargain at all.

20% down is the starting point, and still falling fast.

Rationalize all you want, but perfitz is about as non-astute an investor as you could possibly get.

I have never once posted on here regarding the state of the NYC Real Estate market because unlike you, I don't pretend to know everything there is to know about everything ever.

Why do you assume I am getting an MBA? Because of how many times I talk about business or finance (a total of ZERO times). Why do you assume my mother and father are hence paying for said MBA?

Again with the gross generalizations. My grandfather (who is no longer living) got into NYC RE in the 1920's. I know very much what a rehab entails, as well as renting it and trying to (and successfully) turn a profit. No where have I said anything claiming to have experience in anything. I asked you why you are always so angry on here and you responded to it with a whole lot of anger. Why are you so angry all the time?
