anybody know anything about this condo conversion? i'm hearing good things for 2 or 3 bedrooms
these are nice apartments with very high taxes/cc. There are no amenities: no pool, no garage, no gym in the building (there is one next door, but not included in cc). Very decent location right on 3rd Avenue - a bit noisy though. Priced at higher end of average.
This is the best building in Manhattan. You better run (not walk) to the sales office, or you will miss out on this once in a lifetime opportunity!
#3, lets not get crazy.
Pros: The apartments layouts are very smartly designed. The finishes are top notch. Price per square foot is very good, if not great. Gym on groud floor will have private entry. Located in PS 6 and kids playroom is now official. Very close to CP.
Cons: taxes are quite high at more than $1 per square ft (but deductible for most), no garage, no outside common area, avenue entry and the exterior of the building is ugly.
The conclusion is that if you don't want to deal with renovation, co-op boards or private school tuition and don't care what the outside of the building looks like, it is an amazing deal.
If you don't have kids or are dead set on private school, have a 50% down payment and want to renovate exactly the way you want it -- building is not for you.
#4 how dare you criticize this building. I just snagged a 3br with a wrap terrace on a high floor for $750k. Yay!

Would the Maison East crazies please go away. They keep making random posts on other threads that are completely unrelated to this building. Leave the rest of us alone for the love of god.
