What are people's thoughts on this 1 bedroom on Thompson btwn Bleecker and W 3rd Street? http://www.streeteasy.com/nyc/sale/365396-coop-211-thompson-street-greenwich-village-new-york Originally listed for $679, now down to $499, private outdoor space, not sure how much more the sellers can afford to go down, bit the listing certainly piqued my interest. Maintenance is a little bit higher than I'd like at $885, but for outdoor space, I'd be willing to sacrifice in the long run. I don't know anything about the building, there are 5 other units for sale, 2 in contract, and 5 for rent per SE.

the seller paid $206k in '06 so in this market i can assume it will be lower than what the seller paid for..maybe $350k. I also think this is a large studio, not a one bedroom.

Very little light. Is not 600 sqft. 550 sq ft at most. However, 20-35K basic renovation. Worth $400K. The seller takes a loss for renovation!!

Wait 6 months, when it doesn't sell.

Very noisy neighborhood, albeit lively.

A noisy beighborhood in Manhattan? WOW, I did not know those existed! I thought Manahttan is as quiet as a rain forest!

The kitchen has no cabinets! Although, I do like the idea the bedroom is on another floor.

Location is not for most grown ups. Boisterous, crowded, rowdy hard core college town area with many bars and cheap eats. Nice to visit or walk though. Don't think I'd live there. Obvious compromises: bathroom down flight of stairs from bedroom; very cramped living space (note it is so tight that to make it look bigger there is virtually no furniture in livingroom and even then they can't avoid getting the countertop fruitbowl in the shot from the kitchen area; kitchen is hodge-podge and needs some design work. Pros: outdoor space is nice; large number of units suggests risks/expenses are spread to many shareholders; nicer than an alcove studio in my opinion. Neutral: maintenance is neither great nor awful IMO--depends on what building is like. I wouldn't jump at this one in this market at this price. It isn't gonna fly off the shelf and in a little while lower offers will more likely be entertained.

Thanks kyle, the proximity to Bleecker did worry me a bit, I'll check out the OH tomorrow just for kicks, I certainly couldn't see myself spending more than 400K considering kitchen - and possibly bathroom since no pic is shown - work to be done. I like the idea of GV/West Village, but need a quiet place, I'm a light sleeper.

Is it on the first floor? If so, multiple all the comments about noise by 10x. I am generally pretty indifferent to noise, but I can't imagine trying to sleep on the first floor in that neighborhood.

I checked out the open house, it's a nice space, the bathroom is fully renovated, not sure why they dont have a picture, even has a Toto toilet that cleans your tush. My only complaint is that they don't allow pets. Completely tucked in the back of the building, no street noise at all. Otherwise I could see myself putting in a $400-$425 cash offer.
