Isn't it possible in this day and age to measure the "actual" square footage of an apartment and height.. and as you are "professionally" licensed in RE... shouldn't borkers have to sign off on this measurement and get some type of professional insurance (ala attorneys, doctors, nurses) so that public that borkers purport to serve can have some reliance on data (pls don't switch unit # 4C to C4 to confuse exit2). Pls discuss.... :)

Then they would actually be accountable for something besides hosting open houses. It would be nice but will probably never happen.

for condos, it is required to be accurate and is.
for co-ops, square footage is a guestimate because it cannot be sold as square footage. you are buying shares in the co-op not square footage.
if you doubt what it is advertised, do it yourself.
that is the dumbest thread i have read today.

There was a lawsuit in the 80s about co-op square footage, and for a decade we did not provide square footage for co-ops at all. Now the practice is to supply the condo square footage that's in the offering plan (which is overestimated because it includes the thickness of the walls, but that's an overestimation made by the seller, not by the agent) and to "estimate" co-op square footage.
It is assumed that the buyer of the product will take his own measurements on the unit, which he/she is buying a proprietary lease for, just as it's assumed that the buyer of a car will kick the tires.
Our firms do carry professional insurance, that's one cost that's built into our fees.

Frankly, Ali, that's BS. Kicking the tires is akin to inspecting the details. Lying about square footage (not accusing you, but I'm sure you know many of your colleagues do that) is akin to lying about the model number of the car you're selling, and expecting potential buyers to notice when they see it in person. Sure, they'll notice, but its still an incredibly stupid practice.

But exit2... I've changed my schedule for the few months to Chelsea piers for Wednesdays at 7 or 8ish... pls don't scratch my new 997 Turbo (blk)... Ali G.. come on now.. if you can calculate your commission down to the nth decimal, as a "profession" you guys could provide a "real" (I'm using air quotes) standard by which we can all compare units. I don't care if you live in CPW, Park Avenue or Cypress Hill... if you live in a multi-unit dwelling,
you live in a "box." And you compare boxes based on a 3 dimensional calculation... I understand some building have more structural walls etc... so here's my crack at the new measurements if brokers aren't ready to step up:
Net Iivable area = Square footage (dry wall to dry wall of unit being measured to all common elements or other units abutting to and adjacent to measured unit) minus square footage of all structural elements within the unit being measured. Additionally an "average height" measurement needs to be included to get rid of the 3 foot high units being sold in Brooklyn by exit2.
for nyc10022 eyes only... all others that may be offended think of sesame street: "I'll show it to you in inches" - as we are talking about measuring things.... I just couldn't help it... where r my yellow pills....
