They’re not making any more of it. Real estate never goes down. You’re just kidding yourself if you’re waiting for prices to fall. Never a better time to buy! I think you have a deep-seated fear of commitment. Never try to time the market (when it’s falling). It’s different this time. _(insert location)_ is so desirable, people will want to live here no matter how expensive it gets. Boomers/immigrants/rich people will keep prices permanently high. Prices have achieved a permanently high plateau/new paradigm/soft landing. _(insert location)_ is land-locked. If you’re waiting for the perfect time to buy, you’ll be waiting forever. You can’t lose in real estate –it’s a no-brainer. Real estate’s seasonal; after _(insert holiday)_ things will return to normal. No, i'm not joking! This azz-clowns and their evil brethren, the mortgage brokers, have nearly destroyed the wealthiest system in the 10,000 years that homo sapiens have been living in organized societies. All because of sloth and greed, and a desire to avoid turning up at 9AM in an office like the rest of them. As Baghdad Bob once said, "Allah will roast their stomachs in hell at the hands of Iraqis".
Well... here... "I won't even put in a bid, unless its above ask" yes I actually was told that at the height.... hope the cat food tastes good.

Once, a realtor told me he needed me to fill out a form for a beach house I was selling. It must have been a VERY important form, b/c every day he called me saying "DID YOU SEND THE FORM BACK?!?"(probably had something to do w/ his fee, LOL).
After about a week of this, I said "I haven't even received it in the mail yet...when did you mail it?"
"Today".
No effing joke.
I only have about a thousand more stories like this, would you like to hear them?
People ask me "Admiral, why do you despise realtors so much? Did one screw you?" And the honest answer is no, at least, not in any big way. Several tried, to be sure ("I always get a 7% fee"). But there attempts were so obvious, so transparent, i easily swatted them down with little effort.
So why do I hate them? Why do i think the entire profession should be neutered, and the practice made illegal, so no other realtors ever manifest themselves on god's earth?
I pondered this, and finally it dawned on me: I respect hard work, and I respect intelligence. Realtors, on the whole, are neither. Yes, I realize you're uncle Louie went to Harvard before becoming a realtor, but then he's quite the exception, isn't he? Most aren't terribly bright, they don't like to work hard, and they have a tendency towards prevarication. AND THIS OCCURS NOT IN TWO OUT OF TEN REALTORS, BUT IN NINE OUT OF TEN!
Perhaps the current market is a great plague sent from on high to eliminate this illegitimate profession, in much the same way "slave trader" is banished to the history books.
Wouldn't that be wonderful? Perhaps, some day, the only "realtors" you'll see will be in history books! These losers will all have to get jobs, where they'll be made to turn up at 8:30, and actually do some work, and actually tell something close to the truth!
And then, every day will be a day to PAR-TAAAAAAAAAAY!

I have found in my experience that realtor is the fallback position when you didn't go to college, don't have any specific skills, don't have anything better to do. Anyone with a decent degree found something better.
There is probably a reason that it is the #1 employment source for bored housewives...

The last time I checked, Nobel doesn't give out prizes for RE Borkers... you know they give it to people who actually contribute to society like the maid who cleaned your hotel in CR... or the airplane pilot who flew you back and forth (no awards but contribute to society). I hate RE Brokers b/c of my experience with them and their inability to contribute to even a RE Deal.... who the hell thought 6% sounds good to me?
Man is making progress in every facet of our lives.... yet buying RE in NYC is still 6% and they themselves as a "professional" group have done nothing to improve market efficiencies... what if all doctors said let's just use leeches and charge 6%... no one innovate...
