Discussion about
http://online.wsj.com/article/SB123008658345032311.html "Prices at the Apthorp building in New York, courtyard pictured above and exterior at left, have fallen from nearly $3,000 a square foot to $2,150 a square foot in the past six months." not prime manhattan, right?
Would the first set of buyers have to potentially pay cash since 70% need to be sold to get financing.
If so, the discount should be greater since prices probably wont be going up
Where are all the people who laughed at me a year ago when I called prices down 50%?
Not sure.... but those who called 20-30% (like me) still seem to be more accurate...
And where is that guy who called Dow 6500?
;-)
They're in trouble. I wonder if it'll go down to 1000/sqft, unrenovated. Maybe, just maybe we can get a 10-room for 4m?
> They're in trouble.
As opposed to every other developer in this town?
It seems that they need to sell at $1500 psf just to break even. I suspect somebody's loosing money.
I'm here buddy... Dow 6500... $500psf... prime UWS 3bdrm... ohhhh rahhh.. just digesting my rib roast and listening to Mike Buble (bubbles to my kids)...
Happy Holidays... stay warm and remember it's just Real Estate.... can't take it with you.... please if you see any ferragamos at any open houses in the next six months... pls send to : Joe Cracker Whitebread 1W 67th Street :)
Cheers all, even to the Real Estate brokers.
Well, you know those diamond dealers. Limitless cash reserves, right?
steve....I'm laughing at you from cell block C :)
The more interesting case is the one between the buyer and the seller (as to who should pay for Local Law 11 work) because of all the documents filed with the court. The best is Exhibit C, 860-odd pages about the $426M sale, including the rent roll, employee wages, and on and on. Check it out at eCourts.
oh boy the Apthorpe for a thousand buck per sf? oh boy!
What would that do to prices on everything in town that's NOT the apthorpe? boy oh boy.....
