Rates are averaging 2.13% above conforming. With the Fed pushing conforming rates down to 4.5% this gap will only widen. According to Manhattan Mortgage Company a 30 year fixed jumbo loan is no 5.875%. Seems pretty good, even if it could theoretically be lower. Several months ago when I checked it was 6.75%.
This week CW offered 5.875% for a 30 year fixed jumbo (over $625500) , 80% LTV while WF had 5.125% up to $625500 , 60% LTV.
jumbo rates are pretty good right now. although it was much better a week ago. of course its high if you compare it to conforming.
