Hey what do you guys think about the new development in Soho at 115 Mercer Street? I was thinking about buying Penthouse 2 (the 2,700 sq ft duplex) and I wanted to know what other people thought about the price, unit, location, building, ect. Thanks guys!

Hi there, it seems like you are looking at a great building and a great apartment. I think interms of location, Soho is my favourite place in New York. The unit, looking at the rendering , seems great and I guess you can't ask for a better style than that.

My only concern about the unit is, if you can afford buying an apartment for $7,995,000 why not think about the Penthouse which is $8,500,000 and 4764sqft. In terms of $/ft^2, the Penthouse is much cheaper than Penthouse 2. Penthouse comes down to $1,784/sqft and Penthouse 2 is about $2,917/sqft.

Either way its your money to spend and even if you feel like buying Penthouse 2 just because it might have a nicer view than Penthouse than its your choice. I can't argue about taste but from numbers and affordability it makes more sense to buy Penthouse.

I was also looking at this apartment http://www.streeteasy.com/nyc/sale/11840-condo-158-mercer-street-soho-new-york I'm exactly sure what I really want yet. Thank you for your input Consultant, I hope more people will give there take on things. I really like PH2 at 115 Mercer but I thought the maint. charges were kind of high. If anyone wants to tell me what are good buys in the area in my price range ($5M - $14M) I would really appreciate it.

Hey Anonymous, I am starting a new talk with you question, I think it will get more help from others if they see it under another title, like stating your question as the topic, and there are more investment savvy or NYC real estate knowledgable people than me on this board so hope they help :)
