Agreed. I have to believe that will not be too hard. You can also get a nice 1 BR on the park for under $2500 if you are willing to go to 102 and CPW, fwiw. We just moved down from 100th and WEA to 88 and WEA and loved it just as much above 96th Street - and you get a lot more for your money.
