Sq Footage Calculation Challenge!!

http://www.streeteasy.com/nyc/sale/366450-condo-40-sutton-place-sutton-place-new-york Can any one come up with more than 700 sq ft including closets and walls? My estimate ~600 sq ft (23 ft * 26 ft). Does any know of penalties for brokers knowingly misrepresenting facts. Afterall this is a condo and the sq footage will be stated in the offering plan.

Yes, those brokers will be killed so long as the buyer and the buyer's attorney are negligent enough not to read the offering plan and therefore are duped into paying for 16% more square feet.
