$4,500 (current ask) was how much a cookie cutter 2 bedroom was worth in May 2008 IMO. Now, it may take bigger discount to secure a tenant. There are a lot of manhattan condo investors who will be burned in this downdraft.
I'm moving now. Rental building incentives vary. But as much as I expect to invest in my new rental place, furniture etc. etc., I expect to move when this next lease is up just to get the incentives again which offset moving costs and hassle by a good margin. Also, because I know the rental market now quite well, probably as good as any broker if not better, it'll make it easy for me. Saving 2 months at $3500 per month is basically buying me a very sweet entertainment system and other savings.
This apartment must be a low floor at 1200 sq. ft.. Also since no photos of the apartment itself ...
A broker actually said to me yesterday that a $4000 apartment, she wanted nearly $6K in a broker fee. I didn't even respond, she should have gotten that from the owner, who by the way is sitting with an empty rental for several months and is just getting around to potentially offering a concession of 1 month free. Was interesting how the broker fee was explicit when I asked, and the concession was phrased as "might be willing to offer".
i think it is a relatively high floor, maybe 17-20. Look at the view in the last picture. That is an incredibly low number for a rental!
