Good morning, Steve.

Could this be a function of the conditions of the units? I've encountered these situations before--i.e., lower apt had MUCH higher quality finish (e.g., w/ Brazillian-whatever wood floors, Viking kitchen, etc.) compared to the higher-floor apt, which was in need of a good renovation.

In fact, from the listings you linked, 8A seems to have cheap, generic finishes from over a decade or two ago (no designers were involved there!), while 7A appears to have recently been professionally designed and "over renovated." I can see the price differentials making sense to some.

I do believe setting the price too high for "over renovation" can sometinmes backfire in soft markets, especially if there are direct comps within the bldg...

Not for this apartment I haven't. That I remember.

I have a 2-bedroom 2-bath apartment, and thanks - I was in the snow.

But I have lots of bankruptcy work to finish by Thursday....
