It's a complete gut (new floors, kitchen, bathroom, etc.), is on the ground floor and while the place now gets decent light, a 9 story place is getting built behind on 14th Street. Given this market, is this place priced correctly? Building has no doorman but is a nice building for the area. Would like anyone's opinion.

Be very nervous about a ground floor apartment with a shared garden. Both bedroom windows back onto the garden. If noise bothers you, do not touch this apartment.

one word babsie: no. this is way, way too much to pay for a ground floor apartment with shared outdoor space. add to that that it needs a gut, and add to that that it is about to lose what little light it has? walk away.

Also, street noise from the front may be a concern. Security and safety? If possible always look to be 3 floors up.
