So 1000 psf. West81st, do you think the price is "right", it didn't come down that much for a 2bed/2bath. Maybe I'm expecting too much.

I hate to be a doubting Betty, but it went into contract 2.5 months ago. Somebody reached. $2,285,000. If they had waited till March. Call it 2.0.

It's a tricky building to comp because the layouts vary and there hasn't been any turnover in a couple of years. My gut says the drop is fairly dramatic, because #7A is a HUGE six. It's actually pretty close in size to #17B, which sold for $3.9MM in 2006 (and tried unsuccessfully to flip for $5.5MM in 2008). It converts well to a 3BR with a few tweaks to closets, hallways and bathroom access. The only issue is that the logical dining area (the north end of the 30-foot living room) is a bit far from the kitchen.

In short, yes - you're expecting too much. If it makes you feel any better, the market may have dropped even farther since #7A went to contract at 960 psf 2-3 months ago.

kas & 81: I hope you guys are right, but don't underestimate the sidelined fools with an itchy trigger finger. Patience is an extraordinarily difficult proposition...$2.285..somebody, who doesn't read SE, reached.

Good point, patient09. So here's a question: When will the pool of fools with itchy trigger fingers finally be depleted? Or is there a regenerating bunch of morons that will keep coming along and paying just a little too much?

kas: late March-early May is when the shit hits the fan..inventory explodes, patient buyers get nervous and watch, and languishing asks get slashed.

that looks like a great apartment to me, and i agree with west81st, it appears to be a quite substantial market decline.

Here's an Acris question: An apt. at 1000 Park closed in early October and its info has yet to appear in Acris. It was a large first-floor unit last listed at $995,000. I've become suspicious of the broker (Dorothy Greiner at Corcoran) because I recently ran across another sale of hers that also had no record in Acris. Am I being paranoid or is there a way to game the system so that info never makes its way into Acris?

patient09... seriously should consider patient10... agree with you a fool with an itchy finger and a partner who needz "roots"... the kind that comes from owning NYC RE.... this disease can quickly be cured by a shot of "unemployment."

KAS, one way not to get in ACRIS is not to have a mortgage. Unlikely that she only deals with cash buyers, but maybe?

Even without a mortgage, there should be a transfer tax filing, which is the document with the sale price. Is it possible the apartments never really sold, and she just tagged them as sold in the Corcoran database? Or maybe she refers clients to an attorney who is very lax about tax filings.
