Discussion about
this may not be the most opportune time to come to market, especially in Harlem, but here is a new development ready, willing and able to test the market, likely at $1k/psf up at 123rd and Lenox Will be interesting to see how this and other upcoming additions fare http://curbed.com/archives/2009/01/13/harlem_mystery_building_gets_a_name_windows_on_123.php http://www.windowson123.com/index.html Anyone know anything about this place?

How on earth did I miss this? I'm right down the street almost everyday. I guess I need to wander up a few blocks once in a while.

It was built REALLY fast. REALLY fast. The lot was vacant a year ago. I think they will have a bit of trouble, because unlike the stuff on FDB or Mt. Morris Park, its really not hear much else in the way of "nice" buildings, and in fact to walk or drive their one has to go past many vacant lots or decrepit vacant buidling on Lenox or ACP. Also, you can buy other brand-new doorman things for under $1000 or even under $800 PSF on FDB, on 116th btw 5th/ADC, or at 129th/Lenox, etc. We will see...but if were paying that much to buy in Harlem I would by at something absurdly nice like at 5th on the park.

I find it hard to believe they can command $1k per sf from that building in Harlem. You can pick up a great unit in the Kalahari for under $600 psf.
