I forgot to mention... direct from listing description...

"Great for investors! Also available for rent at $19,000 per month. (Broker/Owner)"

jess, what I'm trying to figure out is why is it relevant to your life?
Are you an interested purchaser? if so, submit an offer and see if the broker entertains it. If not, move on, there are plenty of other well priced apartments, and as you pointed out, you even researched comps in the same building. So bid on the better priced apartment.

Last time I checked, owners are free to ask whatever they want for their apartments. The market will dictate whether its sold or not. Hardly has an impact on your life. Time to put it into perspective.

Jeez, oldbuyer, you ooze snarky sarcasm.

Jess, you're right, the broker, who's also the owner, is livin' in denial. An investor could rent in for $19K? Hard to believe he has the chutzpah to put that in the apt description. This broker/owner must have some kind of subprime ninja loan which he can't afford, so he's lookin a bigger idiot to somewhat meet his price.

what's even more pathetic is that 2 people took time out of their lives to comment on an apartment they have no intention of buying or even considering. Are you lives that boring?

And shame on me for even taking time out of my busy life to point out how pathic you two are. I've wasted enough time criticizing you two. You both do not deserve my time and probably are well aware how trivial your lives are.

oldster:
What you have described as 'pathetic' is one of the main purposes of this board, so why are you even here?

Oldmold, you sound like BRABUS.

You're right, we lowly posters don't deserve your time, so why don't you GTFOOH?

oldbuyers, i think happyrenter said it best...

"you are a fool and a boor".

dwell - exactly. I think another factor is also that the broker/owner sees more value in his apartment than prospective buyers. Kind of like the places where the decor is so specific to an owner's tastes that they have to find someone that shares the exact same taste.

OLDBUYERS, you are such a f'in pathetic loser that you took the time out of your life to respond to people who, in your mind, had no reason or time to take out of their own live's to post. How pathetic does that make you?

Jess,
This broker ain't merely in denial, he's delusional. It's rather sad, cuz the $19k remark has a whiff desperate irrationality. Hope not, but this apt could wind up foreclosed/REO. If yr interested, get the block & lot & check to see if he pd taxes: http://nycserv.nyc.gov/NYCServWeb/NYCSERVMain

to get bl & lot, go here:

http://nycserv.nyc.gov/NYCServWeb/NYCSERVMain

do 'search by address" & get

Please select one of the property items listed below or enter a new address.
BBL Address Apartment Name

Click it & get:

Finance-Property Tax

oldbuyer... don't you go to open houses for a hobby? WTF? That's way more important than writing about an idiot RE borker... I bet your wife is forced to be a RE borker when she finishes her dishes? No?

well, well, well...
the punk J BOY w67thstreet. I just finished having brunch with your wife. She said she's glad she finaly had a man in her life satisfy her. She says she's so embarrassed that you insist on playing stay at home mom. Very emasculating.

Take care J-boy. Name the time, name the place. Just did 45 days in Rikers so am free now to finish off our meeting.

When you are using mortgage debt to buy property, the bank likes to see that the property taxes get paid. No surprise. This broker appears to have an appetite for Manhattan condos at an unfortunate time. He is too young to have seen a downturn before and in all likelihood his equity and credit rating will suffer in this one. I wish him well.
