jess, what I'm trying to figure out is why is it relevant to your life?
Are you an interested purchaser? if so, submit an offer and see if the broker entertains it. If not, move on, there are plenty of other well priced apartments, and as you pointed out, you even researched comps in the same building. So bid on the better priced apartment.
Last time I checked, owners are free to ask whatever they want for their apartments. The market will dictate whether its sold or not. Hardly has an impact on your life. Time to put it into perspective.

Jess, you're right, the broker, who's also the owner, is livin' in denial. An investor could rent in for $19K? Hard to believe he has the chutzpah to put that in the apt description. This broker/owner must have some kind of subprime ninja loan which he can't afford, so he's lookin a bigger idiot to somewhat meet his price.

dwell - exactly. I think another factor is also that the broker/owner sees more value in his apartment than prospective buyers. Kind of like the places where the decor is so specific to an owner's tastes that they have to find someone that shares the exact same taste.

When you are using mortgage debt to buy property, the bank likes to see that the property taxes get paid. No surprise. This broker appears to have an appetite for Manhattan condos at an unfortunate time. He is too young to have seen a downturn before and in all likelihood his equity and credit rating will suffer in this one. I wish him well.
