What do you guys think about this building? I'm thinking about buying a studio there as a pied-a-terre...
Love the building, love the condos. Very high quality finishes although the views from some of the apartments are not that great. The condos facing Wall Street seem the best in terms of view, but that's why they're more expensive. Penthouse apartments had a problem with the height of the terrace, so they ended up raising the floors on these units, which means you have to walk up stairs past the front door. Annoying. The studios are incredibly small, so you've got to be comfortable with that kind of size. But their bathrooms are bigger than the living area! Incredible bathrooms. You also need to be comfortable with their interior decoration because apartments come furnished. We really didn't like that, but if it's a pied-a-terre you probably won't care as much. Be careful on the lower floors, you can definitely feel the subway that's underneath in some of the units! In summary, very well done, high quality conversion. But you pay for it.
I like everything about the building, but you said you can actually feel the subway on lower floors, that scares me a little bit when considering a purchase in the building. What floors do you NOT feel the subway??
I felt the subway on 5th & 6th floors, didn't feel it on 9th, but it was on the back side, opposite Wall Street. Your best bet is to stand in every apartment and check. The ones facing Wall Street you could definitely feel. When I was looking in November, the 9th floor wasn't finished and they didn't really want to take you up there, but I went anyway. Now that they're complete (or near), you should check. But you're right, the building is great.
Does anyone know the financials of this building and what about the noise from all the parties/events in the ballroom? Thanks.

I have lived here since April and I have never heard any noise from the events in the ballroom (I live on the 8th floor). The only impact of the events is that there are frequently many people outside the buidling, but the entrance to the ballroom is quite far from the residence entrance, so it has never been an issue for me.

I think you get a better value at 75 Wall St. I just bought a studio for the same purpose. Only hitch is that you close next year 2008.
