warning - this property's bedrooms have ceilings that are 6 feet tall. i am not kidding - they are 6 feet. even for short people, it's very claustraphobic. there's a reason this hasn't been rented since august....

This is an 'odd' building in that, from what I can tell, the rental and sales are completely dominated by one broker, Carol Levy. Building like that scare me because I get the sense that prices are not exactly exposed to the 'free market'. That didn't sound right and I'm not gettng my point across, but it just doesn't 'smell' right. That building appears to command some rich per sq ft figures and I can't really understand why. Same is true of 10 W 66 and Marilyn Korn. That's not to say that these brokers are doing anything wrong. They are just doing such a good job for owners that it makes me curious how. It also makes me wonder what would happen if another broker gets a listing in the building (which in fact is happening @ 10 w 66)

I think that building used to be a hotel, so rooms are small with funny layouts. But they do allow W/D though. I don't like 73rd btw CPW and Columbus, it seems like the back alley for all those fancy buildings on W72nd.

Completely agree walterh. Asking prices in that building seem quite inflated and the layouts often do seem funny/small. Given the market, one wonders how long sellers will put up with inflated asking prices that aren't moving apartments.

Walter -- I know Carol Levy—there is nothing that doesn’t “smell right” or is underhanded about the fact that she handles most of the sales and rentals in the Park Royal….she is simply an extraordinary broker with an incredible reputation. Carol is an expert broker of the West Side, and the Park Royal is one of the many buildings she knows inside and out, far beyond any other broker. Since I know that she treats every apartment as if it were her own, she consistently gets sellers the highest prices – and that is the simple reason why they hire her and she gets most of the listings. It’s based on her track record and expertise. Plus, she is the only broker who will personally stage or renovate a client’s apartment, at no extra charge, to get the highest price. By the way, 23 W 73rd Street has an incredible reputation and beautiful apartments, including small studios up to huge four bedrooms – it has been frequently ranked one of the “10 Best Co-ops” in NYC. You obviously are not familiar enough with the Park Royal or Carol Levy.

Maybe he isn't, but I have a feeling her average price per apt is about to drop.
Regardless of staging, people are hunkering down and changing where the bed is, or knowing the in's and out's of a building won't change that. People feel broke now that their 401K's have halved.
Case in point, penthouse rental.

walt: yea, it does suck when you waste time to view an apt and its not what its advertised as. It is however, an absolute awesome 1bed with 2 additional oversized loft storage spaces. Just seems a bit expensive for a 1 bedroom.
