I just got my annual renewal from Liberty Mutual for my Manhattan condo - they upped my premium by 10% with 0 to 0.25% increase in coverage (dependant on category). Nothing has signficantly changed in my life in the past year, and my credit score is at the top end of the range and I have never had a claim- so I don't understand the large hike. Time to shop around myself. I too would appreciate any recommendations for homeowners insurance.

i got a quote (condo unit) from allstate for $250 and one from chubb for $1,900...just wondering if anyone has a suggestion for something inbetween. does anyone have experiences to share about either all state or chubb? i've heard chubb is great but i wonder if any other companies can provide the same.

Genatt Associates is one of the larger brokers for residential. www.genatt.com, 516-869-8666, Michael Genatt. I use them personally and a lot of the Coops/Condos that we manage use them as well for building-wide policies.

do you really need home owner's insurance when you live in a condo? unless you have some serious valuables, it just does not seem worth it.

if you have a mortgage you must have it. otherwise, if the delivery guy trips over an extension cord, you'd want to have insurance.

Junniper89, it's always a good idea to have ANY type of homeowner's insurance, and many condo and coop boards require it (if not they should). If not for property damage, then for the liability. You never know if someone sues you for falling while attending a dinner party in your apt, or if a neighbor complains that a leak from your bathroom is causing damage to their unit. Having your insurance company handle these things will be more cost-effective and easier than the alternative.

Same goes true for renters.
