Apartment 7C just sold for $1.2 mm, compared to $1.558mm exactly one year ago. Price cut of about 25%. Will it get worse than this?
Sad situation there. I hope nobody will make sport of it.
what do you mean? it's certainly very sad for anyone to lose that kind of money in so short a time, but if there is an additional tragedy that made it necessary that's far worse--very unfortunate.

6% of $1.2 million is $6,000 per month on top of monthly common charges and temporarily abated property taxes. That doesn't sound like a screaming deal for a two bedroom two bath in a glass box at 100 and broadway. Having said that, I like Ariel West, and the upper floor units must be stunning.

i know the sale price because it just showed up on the NYC property recorder site. I assume it will appear on streeteasy shortly.
I didn't see it by block and lot on ACRIS.
West81st, just curious, you had suggested on another thread, that the owner of this unit wasn't in need of a yiddish or hebrew term for charity. Why so sensitivity now?
PMG: A common acquaintance put in a good word for them. I don't really know how sympathetic their situation is, but I regret my earlier, flippant remark about the seller's prior career.
Well since the seller never recorded their purchase with the city. I can only assume it was the developer when a prior contract expired or perhaps, a rare real estate insider that doesn't finance and doesn't care to document their ownership of a (formerly) $1.5 mm condo. While your posts are generally informative, you seem to be playing coy or clueless on this one.

As for my coyness or cluelessness, maybe it's a little of both. That quip about them not deserving tzedakah was a gratuitous swipe at the Sternfelds' charity work. It was uncalled for, and I regret posting it.
W81 my apologies. When using lookup for the block and lot number for 245 W 99th St #7C, ACRIS gave me the correct lot #01871 and wrong block #1002 rather than #1015 where the deeds are recorded. Based on the incorrect block # (which had nothing), I wrongfully assumed the apartment had never sold. Now I see the sale and resale at a loss. Ouch.
Apartment 9C is now on the market for $1.550 which is currently $45k less than what the owner paid for it. The building is terric with the best amenities package and finishes. The quality of the bldg is great and the community within the bldg is tight knit. I live in the bldg and am so happy I baught there. The Whole Food is making a great difference in the neighborhood. A very good resale just took place in our east building. A full floor is just going into contract for over $3.3M.
99th street & Broadway. With the market contracting that's not the safest of addresses. Old 96th street rule. At least if it were on Riverside Drive you'd have water view and park.
agreed. this thing is way too close to the projects to be worth the $$$.
Ariel West is a very nice building in an improving location. The higher floor apartments must have stunning views. But the C line of 2 bedrooms units fronts Broadway--not as compelling as the larger units with multiple exposures on higher floors.
Doesn't seem that you are very familiar with the area. You couldn't ask for more baby strollers and dogs...playgrounds...great shopping etc....I respectfully disagree. Great bldg. Great location. Lived there for 17 years.
The views from the C line being that I live in one are great actually. The windows face broadway, true, but the scale of them offer great views from the 9th floor up and yet even on lower floors you have a really nice city scape and get lots of light.
And I've lived in the area for 25 years and owned for 20 years. I know the area longer than you.
PS. It has only been in the last few years that you see minor "celebrity" names buying in the west 90s
We obviously come from different places. Adios amigo.
I know the area well and I can say that it's fairly nice during the day; plenty of strollers, families, etc. But it's a freak show at night. There are so many section 8 buildings, halfway houses, & projects in the area that the night time street life is dangerous. 2 personal experiences - a) I was on a jury 2 years ago on a buy and bust case that happened right around the corner, and, b) had dinner at Alouette last year and came out of the restaurant at 10:00 to find the cops rounding up low lifes because of a stabbing that had just happened (the victim was just getting put in the ambulance). So I never understood why anyone would pay the ranson that Extel is getting for these apts. when you need a police escort to get home at night.

I like the area, it has really improved the last 15 years, but don't act like it's safe just because you see strollers and dogs. Just walk up towards Amsterdam and you might hear some roosters crowing, we latinos LOVE roosters, not sure your prospective tenants do. And you'll probably also see some 17 year-old moms pushing strollers, maybe walking their pit bulls, was that what you where talking about?
So did you show any of them the neighborhood’s "diversity" by walking east? They probably like the "rainbow flag" diversity, this kind…. mabye not so much.
How do you know that 29A / PH29 went into contract for $3.3 million. You don't unless you are the buyer, the seller, or the broker. I predict that it went for less than $2.9 million. It sat on the market for more than a year.

Broadway and 99th? Maybe you know that neighborhood, but that just means you don't know any other manhattan neighborhood. Thats ass-horrible shopping.

Somebody likes justifying their choice, sure. But pretending that place doesn't have issues is just being ignorant.

Area has pros and cons.... but there is a reaspn its relatively cheap. We didn't make it up.
Jerkstore: #10C isn't for sale, as far as I can tell. When #10C shows up on the market, then you can deride Scott (or whoever is impersonating Scott here) as a desperate flipper. For now, he's just a concerned neighbor.
