do they really think $100 is going to make a difference? Anyone ever dealt with this real estate agent? Susan whatever?

At $3250-$3500 I'd say this is about correctly priced. Cool building, nice prewar apartment. Too far west for many people on the negative side. As point of comparison, lower Fifth Ave gorgeous prewar one beds in most prime center GV rent for $4000-4500 for about 900 sq/feet.

It's funny when I lived in Chelsea in the early 80's London Terrace was all rental and filled with tenants that had been there for 20-40 years, we were friends with a few. It was the magazine/fashion crowd that discovered it and made it a fab place to live.

Rental prices there have really cooled off, the one listed would have easily fetched $4-$4500 two years ago and the smaller approx. 550F2 units went for about $3200-$3500 and they were hard to come by. I love 20 5th ave, a great rental building with large lay-outs, but it can be a bit of a project to actually complete the deal.

kwest I also enjoy reading your posts and if you ever are in need of a buy-side or sell-side broker please consider me. You have the downtown markets wired, but if you want a real estate valet to assist you .75% will suffice.
